Position Overview

Turner & Townsend is looking for a Senior Cost Manager - Process Installation to join our team, focusing on a significant commercial real estate manufacturing initiative for a prominent client.

Key Responsibilities:
  • General Contractor (GC) Estimate Validation:
    • Assess cost forecasts from the process installation general contractor, verifying data sources.
    • Validate the foundation of forecasts, including calculations, assumptions, and exclusions.
    • Cross-examine calculations and supporting data to ensure accuracy.
    • Compare projected information with actual cost data to identify discrepancies.
    • Pinpoint potential issues and collaborate with the GC to resolve them.
  • Monthly Cost Validation:
    • Review actual costs (true-ups):
      • Ensure all supporting documentation is provided (e.g., AIA submissions).
      • Conduct spot checks on significant expenses to confirm alignment with invoices.
      • Verify previous forecasts to ensure values are accurately carried forward.
      • Identify variances between forecasted amounts and actuals, obtaining explanations from the GC.
    • Forecasts (pre-approvals):
      • Cross-check submitted calculations for accuracy.
      • Confirm the availability of supporting materials (e.g., certificates).
      • Review forecasts with client project managers to ensure alignment with the planned scope of work.
      • Submit reviews and requests for confirmations or adjustments.
  • FAR Validation:
    • Gather the basis of changes from the GC.
    • Ensure labor and material rates align with agreed project estimates.
    • Cross-check quantities to confirm key elements.
    • Conduct market rate reviews where applicable.
Specialist Support:
  • General Contractor Cost Analysis:
    • Review submitted costs from the GC and trade partners.
    • Identify areas of concern and raise queries as needed.
    • Assess whether amendments are necessary (refunds or omissions).
    • Collaborate with the client, general contractor, and relevant trade partners to agree on approaches.
    • Maintain a tracking log of potential and realized corrections.
  • Third-Party Provider Cost Analysis:
    • Identify costs arising from third-party provider issues (e.g., damaged equipment, missing parts).
    • Assess costs driven by technology provider requests.
    • Compile supporting information to validate costs, including:
      • Scope reviews to confirm changes.
      • Quantification of charges through drawing measurements.
      • Review of backup data, including formal correspondence.
    • Review contracts with third-party providers to confirm potential for recovery.
    • Generate and maintain reports for clients to support recovery processes.
Qualifications:
  • This role requires on-site presence.
  • A minimum of 6 years' experience in construction cost management.
  • A degree in construction management, cost management, quantity surveying, engineering, or a related field.
  • Experience in full life cycle cost management on large-scale projects.
  • RICS accreditation or progress towards it is advantageous but not mandatory.
  • Proven experience leading cost management on medium to large construction projects of varying complexity.
  • Strong understanding of construction industry technical matters, including procurement routes and value management.
  • Experience in the US market is highly desirable.
