Position Overview: As a Facilities Manager at Red Tail Acquisitions LLC, you will play a crucial role in overseeing the efficient operation of our apartment community facilities. This full-time position requires a proactive leader who can manage both internal and external building systems, including mechanical, electrical, plumbing, fire/life safety, and elevators.
Key Responsibilities:
- Develop and manage project scopes, technical specifications, budgets, and schedules for facility maintenance projects.
- Identify potential issues and implement preventative measures to ensure compliance with safety and operational standards.
- Lead and mentor the maintenance team, overseeing scheduling, task assignments, and performance evaluations.
- Ensure timely completion of maintenance work orders and unit turnovers while providing exceptional customer service to residents.
- Conduct regular inspections of units and maintain thorough documentation of all activities.
- Manage inventory of tools and supplies, ensuring cost-effective utilization.
- Diagnose and troubleshoot building systems before scheduling repairs.
- Address repair needs in various areas including HVAC, electrical, plumbing, and carpentry.
- Respond to on-call service requests and emergency situations as required.
- Maintain a professional appearance that reflects the company’s image.
- Complete additional tasks as assigned by the supervisor.
Qualifications:
- Minimum of 8 years of experience in Facilities Maintenance, preferably in Multifamily or Hospitality sectors.
- Advanced skills in at least two trades: electrical, carpentry, plumbing, HVAC, or painting.
- High school diploma or equivalent is preferred.
- EPA Universal Certification is required; Certified Pool Operator (CPO) Certification is a plus.
- Valid Driver's License is mandatory.
- Intermediate computer skills and familiarity with resident management software are preferred.
Physical Demands: This role may require lifting up to 50 pounds and involves regular sitting, standing, walking, and reaching. Candidates must be able to detect auditory and visual alarms and may need to work flexible hours, including nights and weekends.
