  • Formulate and execute management strategies for designated properties to meet investor return goals while adhering to corporate objectives and legal requirements.
  • Analyze market dynamics for each property and the overall real estate investment landscape to inform business strategy. Relay competitive insights and market conditions to stakeholders.
  • Project availability of competitive spaces for each property and create marketing and pricing strategies aimed at maximizing asset value. Anticipate vacancy absorption rates.
  • Collaborate with leasing teams or external leasing agents on property leasing strategies and assist with lease renewals as necessary.
  • Implement company standards for tenant coordination, including finish specifications, risk management, pricing proposals, invoicing for tenant contributions, and completion of punch lists.
  • Continuously assess operating expenses by tracking property performance against approved budgets, recommending adjustments to achieve financial objectives.
  • Review monthly operating reports for each property, ensuring accurate preparation of operating expense reconciliations and overseeing periodic owner reports.
  • Build and maintain strong relationships with key tenants to reflect the Company's dedication to high-quality service and facilities.
  • Manage and strengthen partnerships with hospitals within the assigned portfolio, fostering long-term collaborations.
  • Act as a primary resource for hospital partners, providing support and expert information while creatively developing solutions to exceed expectations.
  • Oversee responsiveness to tenant service requests and ensure high levels of customer satisfaction.
  • Supervise direct reports, offering feedback, evaluations, and recommendations for their professional growth.
  • Set clear goals and objectives for team members and conduct regular performance evaluations.
  • Ensure adherence to employment policies and address any performance-related issues.
  • Evaluate and improve company policies, procedures, and systems related to real estate management functions.
  • Develop relationships with tenants, third-party vendors, contractors, architects, and engineers.
  • Follow up on tenant accounts receivable issues and manage invoicing for late fees when necessary.
  • Conduct regular site inspections to engage with tenants, staff, and vendors.
  • Coordinate necessary inspections related to building systems, ensuring compliance with safety standards.
  • Manage all aspects of base building and tenant improvement projects, including vendor selection, contract preparation, project oversight, and final inspections.
  • Ensure compliance with all tenant lease agreements and fulfill landlord and tenant obligations.

Qualifications:

Education:

Bachelor's Degree in Finance, Real Estate, or a related discipline - Required

Experience:

  • 7+ years in commercial real estate analysis/management - Required
  • 5+ years in property management/leasing/operations - Required
  • 3+ years in a managerial role - Preferred

Skills:

  • Proficient in Microsoft Office Suite
  • Experienced with Excel, Timberline, Yardi, MRI
  • Strong analytical and organizational capabilities
  • Excellent written and verbal communication skills
  • Effective client and team management abilities

Licenses:

Real Estate License - Preferred
