Sr. Property Manager

Job Summary:

Harbor Group Management Company is a leading real estate investment and property management firm seeking a highly motivated and experienced Sr. Property Manager to join our team. As a key member of our operations team, you will be responsible for managing day-to-day property operations, including leasing, rent collection, maintenance, and resident relations.

Key Responsibilities:
  • Manage day-to-day property operations, including leasing, rent collection, maintenance, and resident relations.
  • Maximize financial performance of the property and prepare and operate within the annual budget.
  • Lead the customer experience and interact daily with residents, visitors, and team members to ensure a safe, clean, and luxury environment is maintained.
  • Perform routine physical inspections of the property, verify conditions, and ensure repairs are completed timely.
  • Oversee property improvement projects that enhance value and curb appeal and provide recommendations on new opportunities.
  • Manage jurisdictional and local counsel relations, including licensing, code management, violation rectification, and resident evictions.
  • Ensure all property vendors provide the highest level of service and operate within the guidelines of their contract and company policy.
  • Recruit, hire, lead, and train a team of onsite office and service professionals.
  • Review and approve payroll and manage employee relations.
  • Oversee mixed-use tenant performance to ensure compliance with community standards and lease agreements.
  • Track timely rent payments, ensure adherence to operational guidelines, and build positive relationships with tenants.
  • Ensure the timely preparation and submission of required weekly and monthly reports.
  • Create, execute, and maintain marketing plans to attract and retain tenants.
Qualifications:
  • High school diploma or equivalent required.
  • 5+ years' experience as a Property Manager, with a minimum of two years managing a luxury multi-family, high-rise property with mixed-use components required.
  • Proficiency in using social media such as Facebook, Instagram, LinkedIn, TikTok, and YouTube is preferred.
  • Intermediate experience with Microsoft Office Suite.
  • Excellent customer service skills and ability to lead by example.
  • Ability to work independently and prioritize effectively in a fast-paced environment with a strong sense of urgency.
  • Knowledge of Fair Housing, ADA, and Landlord-Tenant laws.
  • Lease-up experience preferred.
