Job Title: Senior Property Manager

Job Summary:

We are seeking a highly skilled and experienced Senior Property Manager to join our team at Newmark Ltd. The successful candidate will be responsible for managing and directing the operations of a 684,000 SF Class-A life science portfolio in the Greater Boston suburban area.

Key Responsibilities:
  • Manage and direct the operations of the portfolio, ensuring maximum return on investment while maintaining the property at established levels of protection, care, and maintenance.
  • Lead client-driven building tours, involving consultants, prospective tenants, lenders, and clients.
  • Assist the General Manager with tenant and capital construction project management coordination and communication with the property management team, contractors, and tenants.
  • Manage on-site Class-A amenities, including self-serve fitness facilities, conference centers, and food halls.
  • Delegate tasks and promote growth with the Property Assistant and/or Assistant Property Manager.
  • Manage tenant programming, including tenant appreciation, charitable, and seasonal events.
  • Review and approve weekly accounts payable using Yardi software.
  • Review and prepare monthly financial reporting, including accruals, variance reports, executive summaries, and thorough reviews of monthly reporting packages using Yardi software.
  • Review, prepare, and distribute monthly rent statements using Yardi software.
  • Review and manage current receivables using Yardi software.
  • Prepare and audit quarterly operating reforecasts using Kardin software.
  • Prepare and audit annual operating budgets using Kardin software.
  • Maintain appropriate standards of physical maintenance and housekeeping, establishing and monitoring preventive maintenance schedules, supervising the daily work schedule for operations, and managing responsibilities using the CMMS System.
  • Review specifications prepared for service contracts, assist with selection and final award of contract services, vendor negotiation of service agreements, and monitor vendor performance to ensure full compliance with standards established within the service agreement.
  • Build and maintain client relationships.
  • Maintain established programs of safety and security for building occupants and property.
  • Prepare client incident reports.
  • Assist with preparation and management of lease-ups for current life science and office vacancies, involving commissioning of systems, move-in preparation, and maintenance of standards.
Requirements:
  • Bachelor's Degree.
  • CPM and/or RPA designation preferred.
  • Minimum 5 years of property management experience, preferably in commercial management.
  • Ability to work well with a variety of different individuals both inside and outside of the company.
  • Valid real estate license in States that require it.
Compensation:

The expected base salary for this position ranges from $145,000 to $155,000 annually. The actual base salary will be determined on an individualized basis taking into account a wide range of factors including, but not limited to, relevant skills, experience, education, and, where applicable, licenses or certifications held. In addition to base salary and a competitive benefits package, this position may be eligible for additional types of compensation including discretionary bonuses and other short- and long-term incentives.
