Porter - Enclave at Prestonwood

The Porter is responsible for the daily maintenance and care of landscaping tools and equipment, as well as notifying the supervisor of any issues related to the grounds that would be handled by the landscaping vendor.

Key Responsibilities:

• Assist in maintaining the entire property in an attractive and comfortable condition.
• Help with resident work requests.
• Assist with various types of maintenance as needed and requested.
• Participate in completing turnovers/make-readies of vacant units as requested.
• Be on-call to handle maintenance emergencies from residents and property emergencies.
• Assist with resident functions as requested.
• Ensure the meticulous upkeep of grounds, amenities, building exteriors, and leasing office, parking lots, and other community buildings.
• Remove trash from office areas and apartment community perimeter on a daily basis.
• Assist in the cleaning of available apartments and models.
• Assist the maintenance team with snow removal if applicable.
• Assist in troubleshooting and repairing mechanical, carpentry, and electrical problems.
• Report any maintenance concerns for repairs on available apartments, models, clubhouse, and/or common areas to the Maintenance Supervisor.
• Frequently lift, carry, push, or pull 20-50 lbs and constantly move furniture, appliances, and heavy machinery correctly and safely.
• Perform any other projects as directed.
• Report all property hazards, deficiencies, and/or risk management safety issues immediately to the Supervisor or Property Manager.
• Attend and participate in training and safety programs as required.
• Comply with all OSHA regulations.
• Secure storage/pool areas, check timers, and listen for electrical shorts and malfunctioning motors.
• Assist with hazardous weather problems, fires, floods, freezes, etc.
• Maintain an organized and clean work area and maintenance shop.

Requirements:

• High School diploma preferred.
• Previous experience in property maintenance work is preferred.
• Basic knowledge of maintenance and repair tasks, including painting, plumbing, electrical, HVAC, and carpentry.
• Willingness to perform all required tasks.
• Detail-oriented with strong organizational skills.
• Flexibility to work on weekends and accommodate varied schedules.
• Must have a valid state-issued driver's license.
• Bilingual (English and Spanish) a plus.
• Able to work on-calls.
• Uses good safety habits at all times.
• Neat, clean appearance.
