POSITION: MAINTENANCE SUPERVISOR II

**WORK SCHEDULE: MONDAY - FRIDAY**

We are seeking a skilled Maintenance Supervisor for our well-maintained 288-unit community. This role presents an excellent opportunity for career advancement within the property management sector.

The Maintenance Supervisor will oversee and coordinate the activities of staff and external contractors responsible for the upkeep and repair of building structures and grounds.

Key Responsibilities:

• Supervise staff and contractors in apartment renovations, service requests, structural repairs, and grounds maintenance.

• Solicit bids from external contractors, analyze submissions, and present recommendations to management.

• Manage the ordering and receipt of supplies, appliances, and equipment from vendors.

• Coordinate and inspect work performed by outside vendors to ensure compliance with specifications and standards.

• Conduct inspections of facilities and equipment to assess service needs and required resources. Evaluate production schedules and estimate labor hours for job completion.

• Adjust work procedures to align with production schedules.

• Recommend improvements in working conditions and equipment usage to enhance crew efficiency.

• Assist the Property Manager in planning and managing the maintenance budget.

• Participate in after-hours and emergency response as assigned.

Qualifications:

• A minimum of 2-3 years of relevant experience in property management as a Maintenance Supervisor.

• Experience with Yardi software is preferred.

• Proficiency in all trades is required.

• Strong written, verbal communication, and computer skills are essential.

• Previous supervisory experience is mandatory.

• A valid driver's license and auto insurance are required.

• Availability to work weekends and overtime as necessary.

Compensation ranges from $32.00 to $34.00 per hour. We offer a competitive benefits package that includes a 401(K) match, rental incentives, bonuses, and discounts based on location. Regular full-time employees working between 30-40 hours per week are eligible for medical, dental, vision, and other voluntary benefits, as well as vacation and sick time accrual in accordance with applicable laws.

*The signing bonus will be distributed in two separate payments. 50% will be issued on the 45th day and the remaining 50% on the 90th day following the start of employment with Sares Regis Group. To qualify for the signing and retention bonus, you must remain employed with Sares Regis Group for a period of 12 months from your start date.
