Position: Elevator Consultant

Overview: EMCOR Government Services is seeking an experienced Elevator Consultant. This role entails delivering a complete design and project management package. Collaborating with other specialized consultants within EMCOR Government Services, the Elevator Consultant will formulate comprehensive design specifications encompassing all project aspects, extending beyond just vertical transportation. This hybrid position requires regular travel within designated regions and occasional travel to various locations across the United States.

Key Responsibilities:

Maintenance and Equipment Assessment:

  • Oversee contract management for assigned accounts.
  • Conduct evaluations and provide detailed reports to elevator maintenance contractors regarding specific issues that require attention to enhance elevator performance and reliability.
  • Address performance-related concerns with elevator contractors.
  • Review and audit additional billing invoices, resolving any discrepancies with contractors.
  • Assess proposals submitted by elevator contractors and provide guidance to clients.
  • Conduct annual performance evaluations of elevator contractors in accordance with contractual obligations.

Due Diligence and Acquisition Evaluations:

  • Examine existing vertical transportation systems and deliver performance reports.
  • Assess the current condition of equipment.
  • Provide budget estimates for recommended equipment replacements.
  • Ensure compliance with the Americans with Disabilities Act (ADA) and relevant local codes and regulations.

New Elevator Construction Initiatives:

  • Conduct traffic studies to ascertain equipment needs.
  • Develop specifications for all elements of vertical transportation projects.
  • Perform bid analyses from elevator contractors and present findings to clients.
  • Review shop drawings and evaluate any proposed changes.
  • Audit progress billing and authorize payments for clients.
  • Manage project functions and participate in progress meetings.
  • Conduct final inspections and compile punch lists upon substantial project completion, submitting reports for client acceptance.

Modernization Initiatives:

  • Evaluate existing equipment to determine replacement needs.
  • Draft modernization specifications, including necessary building modifications for comprehensive project execution.
  • Analyze bids from elevator contractors and advise clients based on findings.
  • Review shop drawings and assess any change orders.
  • Audit progress billing and approve payments for clients.
  • Manage project functions and engage in progress meetings.
  • Conduct final inspections and compile punch lists upon substantial project completion, submitting reports for client acceptance.

Code Compliance Inspections:

  • Perform periodic and Category 1 and 5 code inspections in jurisdictions permitting third-party inspectors.

Qualifications:

  • Demonstrated experience in vertical transportation construction and modernization.
  • Prior consulting and/or inspection experience in vertical transportation is preferred.
  • Familiarity with model codes and standards, including local building regulations.
  • Possession of a QEI (Qualified Elevator Inspector) certification or the ability to obtain one within three months of employment.
  • Willingness to travel for job responsibilities.
  • Proficient in Windows and MS Office applications.
  • Strong verbal and written communication skills.
  • Ability to work independently and collaboratively, adapting to changing priorities.
  • Valid driver's license.
  • Willingness and ability to travel to job sites regularly.
