Position Overview: Elevator Consultant

We are seeking an experienced Elevator Consultant to join our team. This role involves delivering a comprehensive design and project management package. Collaborating with other specialists within EMCOR Government Services, the Elevator Consultant will develop complete design specifications for all project components, extending beyond just vertical transportation. This position is hybrid and requires regular travel to various sites.

Key Responsibilities:

Maintenance and Equipment Assessment:

  • Manage contracts effectively.
  • Conduct surveys and provide detailed reports to elevator maintenance contractors regarding necessary improvements for enhanced performance and reliability.
  • Address performance-related issues with contractors.
  • Review and audit extra billing invoices, resolving any discrepancies.
  • Evaluate proposals from elevator contractors and provide guidance to clients.
  • Conduct annual performance evaluations of elevator contractors in accordance with contract terms.

Due Diligence and Acquisition Evaluations:

  • Assess existing vertical transportation operations and report on performance metrics.
  • Evaluate the current condition of equipment.
  • Provide budget estimates for recommended equipment replacements.
  • Ensure compliance with the Americans with Disabilities Act (ADA) and relevant codes and regulations.

New Elevator Construction Oversight:

  • Perform traffic studies to determine equipment needs.
  • Draft specifications for all aspects of vertical transportation projects.
  • Analyze bids from elevator contractors and compile reports for clients.
  • Review shop drawings and assess any change orders.
  • Audit progress billing and authorize payments.
  • Manage project functions and participate in progress meetings.
  • Conduct final inspections and prepare punch lists at project completion, submitting reports for client acceptance.

Modernization Initiatives:

  • Survey existing equipment to identify replacement needs.
  • Develop modernization specifications, including necessary building modifications for turnkey projects.
  • Evaluate contractor bids and provide recommendations to clients.
  • Review shop drawings and assess change orders.
  • Audit progress billing and authorize payments.
  • Manage project functions and participate in progress meetings.
  • Conduct final inspections and prepare punch lists at project completion, submitting reports for client acceptance.

Code Compliance Inspections:

  • Conduct periodic and Category 1 and 5 code inspections in jurisdictions that allow third-party inspectors.

Qualifications:

  • Demonstrated experience in vertical transportation construction and modernization.
  • Preferred background in vertical transportation consulting and/or inspection.
  • Familiarity with model codes and standards, including local building regulations.
  • Possession of a QEI (Qualified Elevator Inspector) certification or ability to obtain one within three months of employment.
  • Willingness to travel for job responsibilities.
  • Proficient in Windows and MS Office applications.
  • Strong verbal and written communication skills.
  • Ability to work independently and collaboratively, adapting to changing priorities.
  • Valid Driver's License.
  • Willingness and ability to travel to job sites regularly.
