Position: Elevator Consultant

Overview: We are seeking an experienced Elevator Consultant to join our team. This role is essential for delivering a complete design and project management package for vertical transportation systems. The Elevator Consultant will collaborate with other specialists within EMCOR Government Services to create comprehensive design specifications that encompass all project aspects, not limited to vertical transportation. This position involves a hybrid work model, requiring regular travel to various sites.

Key Responsibilities:

Maintenance and Equipment Assessment:

  • Manage contracts effectively.
  • Conduct evaluations and provide detailed reports to maintenance contractors regarding necessary improvements for optimal elevator performance.
  • Address performance-related issues with contractors.
  • Review and audit additional billing invoices, resolving discrepancies.
  • Assess proposals from elevator contractors and provide informed recommendations to clients.
  • Perform annual evaluations of contractor performance against contractual obligations.

Due Diligence and Acquisition Assessments:

  • Examine existing vertical transportation systems and report on their operational effectiveness.
  • Evaluate the current condition of equipment.
  • Provide budget estimates for recommended equipment replacements.
  • Ensure compliance with the Americans with Disabilities Act (ADA) and relevant local codes.

New Elevator Construction Oversight:

  • Conduct traffic studies to ascertain equipment needs.
  • Develop specifications for all facets of vertical transportation projects.
  • Analyze bids from elevator contractors and present findings to clients.
  • Review shop drawings and assess change orders.
  • Audit progress billing and authorize payments for clients.
  • Manage project functions and participate in progress meetings.
  • Conduct final inspections and compile punch lists for project completion.

Modernization Initiatives:

  • Survey existing equipment to determine replacement needs.
  • Create specifications for modernization, including any necessary building modifications.
  • Evaluate contractor bids and advise clients accordingly.
  • Review shop drawings and assess change orders.
  • Audit progress billing and authorize payments for clients.
  • Manage project functions and participate in progress meetings.
  • Conduct final inspections and compile punch lists for project completion.

Code Compliance Inspections:

  • Perform periodic and Category 1 and 5 inspections in jurisdictions that allow third-party inspectors.

Qualifications:

  • Demonstrated experience in vertical transportation construction and modernization.
  • Prior consulting or inspection experience in vertical transportation is preferred.
  • Familiarity with model codes and standards, including local regulations.
  • Possession of a QEI (Qualified Elevator Inspector) certification or the ability to obtain one within three months of employment.
  • Willingness to travel as required.
  • Proficient in Windows and MS Office applications.
  • Exceptional verbal and written communication skills.
  • Ability to work independently and collaboratively, adapting to changing priorities.
  • Valid Driver's License.
  • Willingness and ability to travel regularly for site visits.
