Position: Elevator Consultant

Overview: We are seeking an experienced Elevator Consultant to join our team. This role involves delivering a complete design and project management package for elevator systems. Collaborating with other specialists within EMCOR Government Services, the Elevator Consultant will develop comprehensive design specifications that encompass all project requirements, extending beyond just vertical transportation. This position requires regular travel within the designated areas and occasional travel to various locations across the United States.

Key Responsibilities:

Maintenance and Equipment Assessment:

  • Manage contracts effectively across various accounts.
  • Conduct evaluations and provide detailed reports to maintenance contractors highlighting areas for improvement in elevator performance and reliability.
  • Address performance-related issues with elevator service providers.
  • Review and audit additional billing invoices, resolving discrepancies with contractors.
  • Assess proposals from elevator contractors and provide recommendations to clients.
  • Perform annual evaluations of contractor performance in relation to contractual obligations.

Due Diligence and Acquisition Assessments:

  • Examine existing vertical transportation systems and report on their operational performance.
  • Evaluate the current condition of equipment.
  • Provide budget estimates for equipment that may require replacement.
  • Ensure compliance with the Americans with Disabilities Act (ADA) and relevant local codes and regulations.

New Elevator Construction Initiatives:

  • Conduct traffic studies to determine equipment needs.
  • Draft specifications for all aspects of vertical transportation projects.
  • Analyze bids from elevator contractors and prepare reports for clients.
  • Review shop drawings and assess any proposed changes.
  • Audit progress billing and authorize payments for clients.
  • Oversee project management tasks and participate in progress meetings.
  • Conduct final inspections and compile punch lists upon project completion, submitting acceptance reports to clients.

Modernization Initiatives:

  • Evaluate existing equipment to determine replacement needs.
  • Develop modernization specifications, including necessary building modifications for comprehensive projects.
  • Assess bids from contractors and provide informed recommendations to clients.
  • Review shop drawings and evaluate any proposed changes.
  • Audit progress billing and authorize payments for clients.
  • Manage project functions and attend progress meetings.
  • Conduct final inspections and compile punch lists upon project completion, submitting acceptance reports to clients.

Code Compliance Inspections:

  • Perform periodic and Category 1 and 5 code inspections in jurisdictions that allow third-party inspectors.

Qualifications:

  • Demonstrated experience in vertical transportation construction and modernization.
  • Preferred background in vertical transportation consulting and/or inspection.
  • Familiarity with model codes and standards, including local building regulations.
  • Possession of a QEI (Qualified Elevator Inspector) certification or the ability to obtain one within three months of employment.
  • Willingness to travel as required for job responsibilities.
  • Proficient in Windows and MS Office applications.
  • Strong verbal and written communication skills.
  • Ability to work independently and collaboratively, adapting to changing priorities.
  • Valid driver's license.
  • Regular travel to job sites in designated areas is expected, with occasional travel to other locations.
