Job Summary

We are seeking a highly organized and professional Community Manager to join our team at Guardian Management. As a Community Manager, you will be responsible for ensuring that our property meets all ownership goals and objectives, enforcing company policies and procedures, and adhering to Fair Housing and Landlord Tenant Laws at all times.

Key Responsibilities
  • Represent Guardian Management in a positive and professional manner at all times.
  • Act as the primary coordinator to ensure that company efforts fully meet and exceed property management obligations.
  • Manage all property operations in compliance with local, state, and federal laws.
  • Develop and maintain operating income/expense budgets and capital budgets that reflect owner objectives and cash flow requirements.
  • Analyze and report monthly financial statements, including operating variances from budget and cash management strategies.
  • Complete resident income certifications and recertifications in a timely and accurate manner to maintain compliance with program funding and regulatory agency requirements.
  • Administer budgets, review and analyze operations, and recommend corrective actions to maximize efficiency, owner and resident satisfaction, and profitability.
  • Coordinate collection and documentation of all revenues following lease obligations of tenants and company policies.
  • Direct the day-to-day activities of other property staff, including developing, hiring, discharging, evaluating performance, coaching, and disciplining staff.
  • Accurately record time worked and adhere to time keeping guidelines.
  • Administer leasing efforts, including reviewing tenant billings, analyzing lease clauses, preparing vacancy reports, enforcing tenant compliance, and performing landlord obligations.
  • Identify leasing prospects and respond to routine leasing inquiries.
  • Collect delinquent accounts according to legal guidelines and communicate with the accounting department to ensure accuracy of rent roll and accounts receivable.
  • Work with the Portfolio Manager to identify, engage, and supervise property vendors.
  • Approve invoices for all goods/services required to maintain the property's upkeep to company and owner standards and in accordance with property budgets.
  • Liaison with corporate departments to provide a team approach to the management of the property.
  • Establish and maintain collaborative working relationships between departments and with coworkers.
  • Prepare and lead all site staff meetings, including monthly safety meetings, and document meeting minutes to submit to the corporate office.
  • Constantly strive for improvements in work process and results to better meet resident needs, ownership goals, and company standards and expectations.
