Job Description

Guardian Management is seeking a highly skilled and experienced Senior Community Manager to join our team at The Bria, a 116-unit affordable apartment community in Portland, OR.

The ideal candidate will have a minimum of three years of experience managing an affordable multifamily property and possess excellent attention to detail and organizational skills. They will be responsible for ensuring the property meets all ownership goals and objectives, enforcing Guardian Management policies and procedures, and adhering to Fair Housing and Landlord Tenant Laws at all times.

The Senior Community Manager will supervise other property staff and vendors, provide outstanding customer service to residents, maintain excellent curb appeal, and ensure timely compliance with all government and property program requirements. They will also be responsible for completing all required paperwork and reports on time.

We are seeking a dynamic self-starter who enjoys working with others and excels in a fast-paced office environment. The ideal candidate will be highly organized, professional, and communicative, with a strong mathematical skills and basic understanding of property budgets and financial accounting.

The Senior Community Manager will be responsible for:

  • Representing Guardian Management in a positive and professional manner at all times
  • Acting as the company's primary coordinator to ensure that the company's efforts fully meet and exceed property management obligations
  • Managing all property operations in compliance with all local, state, and federal laws
  • Developing and maintaining annual budgets, analyzing and reporting monthly financial statements, and recommending corrective actions to maximize efficiency and profitability
  • Coordinating collection and documentation of all revenues, following lease obligations of tenants and Guardian's policies on accounts receivable
  • Directing the day-to-day activities of other property staff, developing, hiring, discharging, evaluating performance, coaching, and disciplining staff with direction from the Portfolio Manager and Corporate HR Department
  • Accurately recording time worked, adhering to time-keeping guidelines, and approving site staff time records on a daily basis
  • Administering leasing efforts, including reviewing tenant billings, analyzing lease clauses, preparing vacancy reports, enforcing tenant compliance, and performing landlord obligations
  • Identifying leasing prospects and responding to routine leasing inquiries
  • Collecting delinquent accounts according to legal guidelines and communicating with the accounting department to ensure accuracy of rent roll and accounts receivable
  • Working with the Portfolio Manager to identify, engage, and supervise property vendors
  • Approving invoices for all goods and services required to maintain the property's upkeep to company and owner standards and in accordance with property's budget
  • Liaising with corporate departments to provide a team approach to the management of the property
  • Establishing and maintaining collaborative working relationships between departments and with coworkers
  • Preparing and leading all site staff meetings, including monthly safety meetings, and documenting meeting minutes to submit to the corporate office
  • Constantly striving for improvements in work process and results to better meet resident needs, ownership goals, and company standards and expectations
