Overview:

Accountable for the management of maintenance operations, including the organization of service requests, implementation of a preventative maintenance strategy, personnel oversight, adherence to safety regulations, and ensuring customer satisfaction.

General Manager

Full-time / Salary; EPA Certification is mandatory

Work Schedule:
Monday to Friday with potential weekend work as required
8 Hour Shift

Key Responsibilities:
- Assist the General Manager in delivering exceptional customer service.
- Lead a high-performing maintenance team through effective recruitment, training, motivation, and development initiatives.
- Prioritize and allocate service requests to the maintenance team, ensuring timely completion and follow-up on outstanding tasks.
- Conduct daily inspections of grounds, buildings, and community features to mitigate liability risks and maintain excellent curb appeal.
- Possess fundamental knowledge of local and state regulations regarding permits, signage, and pool standards.
- Maintain a preventative maintenance program that enhances asset longevity while reducing future repair needs.
- Identify and implement energy conservation measures.
- Manage maintenance supply inventory in accordance with budgetary constraints.
- Ensure a well-organized and adequately stocked maintenance facility while complying with safety standards and OSHA regulations.
- Uphold a hazard communication program; promote safe work practices.
- Assist residents during the move-in/move-out process.
- Oversee key control procedures as outlined in company policy.
- Schedule and supervise maintenance personnel in executing all maintenance and repair tasks within budgetary limits. Oversee all vendors and contractors during the turnover process.
- Guide the maintenance team in preparing vacant units for marketing, including restoration and cleaning.
- Direct staff in performing scheduled maintenance on all equipment following manufacturer guidelines.
- Address resident and employee inquiries and resolve issues promptly and professionally.
- Maintain accurate records consistently.
- Assist with the upkeep and cleaning of office spaces, common areas, and model units as necessary.
- Collaborate with the Regional Director and General Manager to secure bids for capital improvements.
- Work alongside the Property Manager to optimize property performance within budgetary guidelines.
- Participate in on-call emergency rotations.
- Direct maintenance of all amenities, including clubhouses, fitness centers, and swimming pools.
- Assist the General Manager in conducting performance evaluations for the maintenance team.
- Adhere to dress code standards.
- Perform additional tasks and responsibilities as needed.

Qualifications:
- High school diploma or equivalent required. The role necessitates the ability to read and write in English for safety and productivity purposes. Additionally, the ability to perform basic mathematical functions accurately is required.
- Must successfully pass a background check.
- Must complete a Maintenance Supervisor Assessment.
- Residency within 30 miles of the assigned property is required.
- A valid driver's license and current automobile insurance are necessary. Candidates must provide their own reliable vehicle to fulfill job functions.
- EPA certification Type I and II.
- Other licenses and certifications as mandated by local, state, or federal regulations.
- Basic hand tools (not supplied by the company).
- Candidates must be able to operate general maintenance equipment, including hand tools, ladders, refrigerant recovery units, landscaping tools, and required safety gear.
- All equipment must be utilized safely to protect oneself, fellow associates, and residents.
- Appropriate safety equipment and attire must be worn, including suitable footwear (work boots).
- 1 year of supervisory experience (preferred).
- 1 year of maintenance experience (preferred).
- Must be capable of diagnosing and repairing:
- Major appliances
- HVAC systems, including EPA Certification
- Intermediate electrical systems (where no license is required)
- Sheetrock
- Pool maintenance (if applicable)
- Roofs and gutters
- Painting
- General irrigation maintenance and repairs
- Landscaping
- Foundation and sidewalk repairs
- Ice and snow removal
- Golf carts and small engine maintenance

Physical Requirements:
Maintenance personnel will spend 60 to 70 percent of their time engaged in hands-on repairs and maintenance work.

The remaining time will be dedicated to supervising associates and outside contractors, as well as performing general management duties.

The role requires the ability to transport or move up to 50 pounds over varying distances; mobility and flexibility to use ladders to reach heights exceeding eight to nine feet; the capacity to work outdoors in temperatures above 90 degrees or below 32 degrees Fahrenheit; and the ability to perform general maintenance tasks safely.

Frequent bending and/or stooping may be necessary to access equipment and machinery while assisting with or executing tasks.
