Key Responsibilities- Manage Maintenance Team Members: Supervise and coordinate the work of maintenance technicians to ensure that all maintenance tasks are completed efficiently and effectively.
- Electrical, Plumbing, Carpentry, Appliance Repair, and Painting: Perform routine maintenance tasks, including electrical, plumbing, carpentry, appliance repair, and painting, to ensure that our properties are well-maintained.
- Organize and Manage Programs: Develop and implement programs to ensure compliance with state and federal regulations, including those related to maintenance and repair.
- Meet with Contractors: Coordinate with contractors to ensure that all maintenance tasks are completed to the highest standards of quality.
- Work with Property Manager: Collaborate with the property manager to ensure that all areas of the property are maintained to the highest standards of quality.
- Manage Facility Budget: Oversee the facility budget to ensure that all maintenance tasks are completed within budget.
- Repair and Treat Structures: Perform routine maintenance tasks, including repairing and treating structures such as showers, sinks, appliances, doors/cabinets, walls, and building exteriors.
- Keep Informed of Vacant Units: Stay informed of vacant units and schedule vendors for the make-ready process.
- Manage Daily Service Requests: Coordinate with maintenance technicians to ensure that all service requests are completed efficiently and effectively.
- Submit Weekly Reports: Submit weekly reports to the corporate office to ensure that all maintenance tasks are completed and that our properties are well-maintained.
- HVAC Systems: Have a working knowledge of HVAC systems and be able to maintain, repair, and replace them as needed.
- Emergency Maintenance: Be responsible for managing and carrying out 24-hour emergency maintenance schedules.
- Preventative Maintenance: Schedule and complete preventative maintenance programs to ensure that our properties are well-maintained.
- Special Projects: Coordinate special projects as directed by the property manager or facilities manager.
- Professional and Courteous Manner: Maintain a professional and courteous manner with residents, visitors, contractors, and fellow employees.
- Necessary Skills: Possess the necessary skills to effectively complete tasks outlined above.
- Ability to Follow Instructions: Have the ability to follow oral and written instructions and maintain effective and cooperative working relationships.
- 3+ Years of Maintenance Experience: Possess 3+ years of maintenance experience or valid training.
- Prior Supervisory Experience: Have prior supervisory experience.
- HVAC Certification: Possess HVAC certification.
- EPA Certification: Possess EPA certification.
- CPO Certification: Possess CPO certification.
- Strong Understanding of Appliance, Electrical, and Plumbing Repair: Possess a strong understanding of appliance, electrical, and plumbing repair.
- Basic Knowledge of HVAC and Electrical Circuitry: Possess basic knowledge of HVAC and electrical circuitry.
- Current on OSHA, Building, and Safety Standards: Be current on OSHA, building, and safety standards.
- Valid Driver's License: Possess a valid driver's license.
- Base Salary: $65,000-$70,000 per year (pay is commensurate with experience, education, training, and skills).
- Annual Bonus Potential: $7,000 annually, paid quarterly.
