Job Overview

FUNCTION: The Loan Processing Specialist plays a crucial role in managing the workflow of consumer and mortgage loans from initiation to funding. This position is essential in supporting the Origination and Underwriting teams by gathering required documentation and overseeing the transaction to ensure timely closings while fulfilling customer expectations.

KEY RESPONSIBILITIES:

  1. Ensure efficient and independent processing of consumer and mortgage applications (adhering to all relevant laws, regulations, and bank policies) from origination through to post-closing.
  2. Maintain accurate and timely compliance with HMDA, TRID, Reg B, and other retail loan regulations.
  3. Conduct initial file assessments to verify completeness and process loans through Automated Underwriting Systems and Internal Underwriting systems, discussing findings with the Loan Officer and Underwriter, addressing conditions, and documenting stipulations on approval documents.
  4. Input loan information as per the loan officer's guidelines and assist in calculating Debt to Income and Loan to Value ratios.
  5. Track and compile necessary documentation while resolving any outstanding loan conditions in collaboration with underwriters and loan officers.
  6. Order appraisals, title services, and flood certifications, and communicate necessary borrower notifications, including appraisal copies.
  7. Perform compliance checks, loan quality assessments, and fraud detection for each borrower.
  8. Ensure accurate and timely processing of loan fees, including G/L reconciliations. Forward vendor invoices with GLs to Finance for payment and reconcile GLs for supervisor review.
  9. Update loan files and enter revised information into the loan origination system.
  10. Prepare loan files in the correct order for entry into the loan origination system.
  11. Generate scheduled management reports, detailing pipeline values.
  12. Coordinate closing processes with title companies and clients.
  13. Ensure a positive experience for borrowers.
  14. Maintain open communication with team members to facilitate a seamless customer experience.
  15. Perform additional job-related tasks as assigned.
  16. Complete required compliance training promptly and demonstrate the ability to apply this training effectively.
  17. Monitor rate pricing through Freddie Mac and communicate updates to management. Adjust rates, indexes, and LOS as necessary.
  18. Foster positive communication with customers and all departments of QNB Bank by utilizing effective communication skills.

REQUIRED TRAINING, QUALIFICATIONS, AND EDUCATION:

  1. Comprehensive understanding of Retail and Mortgage loan requirements.
  2. Knowledge of real estate, automobile, and unsecured lending practices, including federal and state regulations and compliance related to TRID and Regulation Z.
  3. Proficiency in Automated Underwriting Systems and Microsoft Office, as well as familiarity with Meridian Mortgage, IDS, and Laser Pro.
  4. Ability to manage multiple priorities in a fast-paced environment while maintaining professionalism and organization, managing a pipeline of over 30 loans.
  5. Competence in calculating and applying financial underwriting ratios.
  6. 1 to 3 years of experience in secondary market mortgage and consumer loan processing is preferred.
  7. High level of accuracy in work is essential.
  8. Understanding of loan documentation to assist in pre and post-funding reviews.
  9. Strong interpersonal and communication skills to represent the Bank positively when interacting with both internal and external clients.
  10. High school diploma or equivalent; some college education is preferred but not mandatory.
  11. Proactive communication regarding loan status while maintaining confidentiality of customer information.
