Job Summary:

The Service Manager will be responsible for ensuring that our buildings and grounds are in good repair, providing a safe and attractive environment for residents, family members, and guests. This includes maintaining compliance with OSHA, MSDS, state and federal regulations, and company standards.

Key Responsibilities:

  • Conduct daily inspections of properties to identify and address maintenance needs.
  • Perform scheduled preventive maintenance and document work completed.
  • Ensure prompt response to all requests for repairs or maintenance, prioritizing service calls according to urgency.
  • Maintain HVAC systems, ensuring comfortable temperatures throughout the community.
  • Ensure effective lighting systems and plumbing systems are in compliance with code and working properly.
  • Maintain grounds and outdoor amenities, including swimming pools and playgrounds.
  • Test fire protection systems and security systems on a regular basis.
  • Provide for proper removal and disposal of trash, managing relationships with waste disposal companies.
  • Arrange for servicing of appliances and equipment for laundry rooms, kitchens, and elevators.
  • Assist with move-ins and move-outs, inspecting vacated units for damages and charge-backs to residents.
  • Purchase and order maintenance supplies, equipment, and contract services within budget.
  • Maintain par levels of supplies and ensure maintenance equipment and chemicals are used properly and securely stored.
  • Participate in the recruitment and hiring of maintenance staff, ensuring new employees receive orientation and training.
  • Manage work schedules and daily staff assignments to meet the needs of the community and within budget guidelines.
  • Supervise assigned employees, providing ongoing performance coaching and conducting formal performance reviews according to company policy.
  • Review time and attendance records, ensuring accuracy and addressing problems promptly.
  • Ensure property compliance with local, state, and federal regulations, preparing for inspections from regulatory agencies.

Requirements:

  • High school diploma; Associates or Bachelor's degree preferred.
  • Formal training and expertise in troubleshooting and repairing HVAC systems.
  • Universal EPA certification, electrical certification, and CPO certification.
  • Minimum of five years residential maintenance experience, including general plumbing, electrical, carpentry, and apartment make-ready.
  • Minimum of one year experience as supervisor, assistant manager, or manager preferred.

Physical Demands:

  • Stand and/or walk up to eight hours a day.
  • Sit up to 50% of the work day.
  • Occasionally push, pull, or support up to 70 pounds unassisted.
  • Frequently kneel, bend, and reach, and work on ladders.
  • Work frequently with hazardous equipment, sharp tools, and heavy, unstable loads.
  • Work in spaces that may be confined, dark, extremely hot, or extremely cold.
  • Close vision, distance vision, and peripheral vision.
  • Exposure to infectious diseases, chemical substances, odors, etc. throughout the work day.
