Position Overview:
Residential Property Operations Leader

Location:
Overseeing a portfolio in various regions

Working Hours:
Monday to Friday, 9am to 5pm

Compensation:
Starting salary of £32,000 annually, along with a cash vehicle allowance of £4,500.

Demonstrating a commitment to consistently high standards of client service.

Ensuring properties are maintained to meet the expectations of landlords and adhering to all statutory obligations and internal systems.


Candidate Profile:

You are dedicated to providing outstanding client service, evidenced by a strong track record.

Experience in the property sector is advantageous but not mandatory.

As a seasoned team leader, you inspire and guide teams to achieve operational excellence across various performance indicators.

Your energy and enthusiasm, coupled with a coaching mindset, set you apart.

Excellent communication skills, both verbal and written, enable you to negotiate and influence effectively with all stakeholders.

You possess a commercial mindset and a solution-oriented approach, demonstrating flexibility and creativity in problem-solving.

Your ideal role involves a diverse range of activities, where you engage with people, drive performance, and deliver superior service to residents.


Main Duties:

Lead by example, embodying company values, customer principles, and ethical conduct.

Conduct risk assessments and develop action plans for necessary repairs, prioritizing efficient and cost-effective solutions.

Implement changes, manage risks, and monitor outcomes while fostering innovation and continuous improvement.

Provide expert advice and support to all clients and team members.

Act as a representative of the organization, delivering exceptional service to all clients.

Support and mentor your team through transitions, enhancing the resident experience.

Manage a portfolio of properties with regular site visits as per company guidelines.

Ensure thorough quality control inspections regarding team performance, administrative records, community services, and property maintenance.

Address technical issues and collaborate with support teams to expedite major building projects, proactively mitigating risks to service delivery.

Maintain accurate records and prepare for meetings, one-on-ones, and complaints with comprehensive documentation.

Enhance property finances through ongoing budget analysis and planning for future expenditures.

Conduct regular reviews with clients to ensure transparency regarding the financial status of properties.

This role involves significant travel; you will be expected to visit each property in your portfolio regularly.
