Role Overview

Reporting to the Senior Facilities Managers (SFM), the Facilities Manager (FM) may oversee Assistant Facilities Manager(s) (AFM) within the region and collaborate closely with various virtual teams within Property and Asset Management (PAM), including Client Relationship Directors (CRDs), Contract Directors (CDs), Management Services, and Client Financial Services (CFS). The FM will also receive guidance from Client FM Leads.

Key Responsibilities

  • Operational Facilities Management: Collaborate with Client FM Leads to take ownership of and ensure the delivery of operational facilities-related client KPIs as outlined in the Property Management Agreement (PMA) and other client-approved initiatives.
  • Client Engagement: Regularly interact with occupiers, serving as the primary point of contact for advice and guidance regarding the daily physical operations of the building.
  • Financial Oversight: Manage the financial aspects of the property, including the preparation of service charge budgets, monitoring budgets against predefined cash limits, and conducting quarterly variance reporting.
  • Compliance and Risk Management: Ensure adherence to established procedures concerning JLL's out-of-hours cover and emergencies, and maintain high-quality health and safety arrangements in line with best practice guidelines.
  • Contractor Management: Oversee contractor performance against agreed standards and review service contracts as necessary.
  • Environmental and Sustainability Initiatives: Collaborate with JLL's Socially Responsible Management program concerning environmental and sustainability policies.
  • Emergency Preparedness: Maintain, test, and implement disaster planning procedures to address all emergencies, including organizing fire evacuation and bomb drills.

Qualifications and Skills

  • Commercial awareness with the ability to identify and develop business improvement opportunities.
  • Strong stakeholder management skills and the capability to communicate business ideas effectively.
  • Previous experience in the property industry or a similar business line, with client-facing experience or a corporate facilities management background.
  • IWFM / BIFM qualification or similar in facilities operational management.
  • Excellent organizational and communication skills, both verbal and written.
  • Knowledge of safety, quality, and cost risks.
