Community Director (Property Manager)

Role Summary

  • Work Schedule: Monday to Friday, 8 AM to 5 PM. Flexibility for additional hours may be necessary to fulfill company or project requirements.
  • On-Site Requirement: This role necessitates physical presence at the designated work location during scheduled hours. Candidates must be able to reliably commute or plan to relocate.
  • Property Details: This position involves managing a 131-unit senior tax-credit community established in 2018.

Compensation and Benefits

  • Salary: $80,000 per year.
  • Incentives: Monthly leasing bonuses and quarterly performance bonuses.
  • Potential reimbursement for relocation expenses up to $2,500 for out-of-state candidates.

Ideal Candidate Profile

  • Minimum of 5 years' experience in managing affordable or tax credit multifamily communities within the last decade.
  • At least 3 years of experience overseeing an affordable apartment community, including employee management.
  • Experience managing a minimum of 100 units is required.
  • Strong knowledge of Federal Fair Housing Laws, landlord-tenant regulations, and ADA compliance.
  • Proven customer service skills.
  • Experience with onsite management software preferred.
  • A high school diploma or GED is required; a bachelor's degree in a related field is preferred.
  • Exceptional attention to detail and organizational skills.
  • Strong communication and teamwork abilities.
  • A positive attitude and a collaborative approach.
  • Accountability and pride in work performance.
  • Fluency in English with strong reading, writing, and speaking skills.
  • Proficiency in Microsoft Office Suite, including Excel, Word, and Outlook.

Key Responsibilities

  • Conduct regular property inspections to ensure excellent presentation and compliance with policies.
  • Oversee timekeeping for office and maintenance staff.
  • Maintain high occupancy levels while prioritizing resident satisfaction.
  • Manage marketing efforts and promote the community.
  • Monitor financial performance, including revenue and expenses.
  • Prepare reports for senior management.
  • Ensure timely collection of rent payments.
  • Oversee contract compliance.
  • Coordinate all aspects of resident move-ins and move-outs.
  • Train and manage team members in accordance with company policies.
  • Supervise contractors and vendors to ensure quality work standards.
  • Foster a positive work atmosphere through effective relationships with team members, residents, and service providers.
