Position Summary

We are in search of a dedicated Regional Property Manager to coordinate and supervise various properties throughout Southern California. This role entails managing operations across multiple sites, leading a team of professionals, and overseeing a portfolio of over 800 units. Key responsibilities include ensuring efficient financial, administrative, and maintenance operations, maintaining properties in top condition, and effectively managing personnel and resources to achieve fiscal stability with an engaged workforce. Regular site evaluations will be essential to implement operational strategies and ensure adherence to both regulatory and corporate standards. Collaboration with Property Managers will be vital to develop and nurture well-trained on-site teams, fostering positive interactions with residents, the community, vendors, and corporate staff.

Key Responsibilities

  • Implement and oversee operational and management policies.
  • Evaluate and manage employee performance.
  • Supervise all property-related activities, including leasing, maintenance, and financial operations.
  • Conduct regular inspections of assigned properties.
  • Coordinate maintenance and enhancements to align with company standards.
  • Support Managers and Maintenance teams in upholding operational standards.
  • Delegate tasks to Managers and ensure timely execution.
  • Address and resolve resident concerns to ensure satisfaction.
  • Negotiate and manage contracts with service providers; oversee documentation.
  • Lead advertising and marketing initiatives for available units.
  • Develop and manage annual budgets, analyzing financial trends and discrepancies.
  • Coordinate special projects with relevant stakeholders.
  • Oversee personnel management and performance assessment across multiple locations.
  • Report on financial outcomes and work towards achieving financial objectives.
  • Build and maintain relationships with potential clients to enhance business opportunities.
  • Manage correspondence between property management staff, tenants, contractors, and third parties.
  • Ensure financial goals align with ownership and management expectations.
  • Maintain accurate records of property activities, including rent collection and inventory management.
  • Review and implement adjustments to rent, late fees, and other property charges.
  • Coordinate legal actions and compliance with governmental regulations.
  • Manage communications with vendors and contractors, including scheduling and invoicing.
  • Regularly inspect properties to ensure safety, condition, and compliance with company standards.
  • Recommend significant repairs and improvements as necessary.
  • Assist Property Managers and corporate accountants in preparing financial reports and budget analyses.
  • Support property acquisitions and due diligence efforts.
  • Ensure staff adherence to company policies and procedures.
  • Deliver exceptional customer service to on-site staff, residents, and vendors.
  • Maintain high occupancy rates through effective marketing and resident engagement.
  • Review and negotiate service agreements.
  • Ensure timely reporting of payroll information.
  • Perform additional duties as assigned by the VP of Operations.

Position Requirements

  • Ability to manage multiple tasks and meet deadlines.
  • Strong analytical, problem-solving, and decision-making capabilities.
  • Excellent organizational, scheduling, and communication skills.
  • Proficiency in MS Word and Excel (advanced level preferred), along with a valid driver's license and insured vehicle.
  • Knowledge of Appfolio and Fair Housing regulations.
  • Minimum of three years of supervisory experience, preferably in on-site property management.
  • At least five years of experience in multifamily management.
  • Willingness to work evenings and weekends as necessary.
  • Successful completion of a background check.
