Position Overview

TELACU Residential Management, Inc. (TRM) is a leader in the development of residential communities across California, having successfully created thousands of apartment homes. Our approach emphasizes the importance of in-house management, security, maintenance, and social services to ensure our residents feel at home.

The Regional Property Supervisor plays a crucial role in overseeing the daily operations of their designated portfolio, ensuring adherence to property management standards, regulatory agreements, and fair housing regulations. This position collaborates closely with maintenance and resident services teams to maintain the integrity of the physical assets while providing direct supervision to onsite managers.

Key Responsibilities:
  • Conduct regular evaluations of properties to ensure compliance with established management standards and assess the performance of onsite managers.
  • Ensure that onsite personnel adhere to safety protocols and address any risk management issues promptly.
  • Oversee financial management of the portfolio, including budget preparation, monitoring expenses, and ensuring timely rent collection and vacancy turnover.
  • Continuously assess staff performance and address any issues in a timely manner.
  • Facilitate training and development for onsite staff, ensuring adherence to company policies and procedures.
  • Address resident concerns in line with company policies and provide feedback to leadership.
  • Ensure compliance with timekeeping policies, reviewing timecards and approving payroll efficiently.
  • Conduct audits of the property management processes and generate summary reports, implementing corrective actions as necessary.
  • Participate in ownership meetings, producing monthly reports and ensuring follow-up on outstanding items.
  • Work with the supervisory team to coordinate emergency preparedness drills for the portfolio.
  • Monitor the execution of unit inspections, annual recertifications, and waiting list updates as per company guidelines.
  • Keep the Vice President of Property Management informed of significant operational matters.
  • Engage in industry associations and networking opportunities.
  • Perform additional duties as required by operational needs.
  • Participate in necessary governmental inspections, including REAC, MOR, and TCAC audits.
Qualifications:
  • Bachelor's degree in Business Administration preferred or a minimum of 4 years of experience in subsidized property management with supervisory responsibilities.
  • Strong knowledge of HUD Handbook 4350.3, Low-Income Housing Tax Credit program requirements, and 504 Fair Housing Laws is advantageous.
  • Ability to work collaboratively, with a focus on people and a commitment to enhancing affordable housing for vulnerable populations.
  • Strong investigative skills to identify and resolve issues that do not meet company standards.
  • Ability to manage multiple tasks, prioritize effectively, and solve problems efficiently.
  • Willingness to work evenings or weekends as required.
  • Must possess a valid California Driver's License and maintain appropriate vehicle insurance.
  • Bilingual proficiency in English and Spanish is preferred.
Technical Skills:
  • Proficient in Microsoft Office Suite (Outlook, Word, Excel, PowerPoint) and internet applications.
  • Experience with RealPage Onesite is preferred.
  • Familiarity with ADP WorkforceNow is beneficial.
Travel Requirements:
  • Occasional local travel may be necessary.

Physical Requirements:

Position involves sitting for extended periods, using hands for computer operation, and occasional standing, walking, and lifting up to 20 lbs.
