The Area Property Supervisor is tasked with overseeing the management of several properties within a designated portfolio. Key Responsibilities- Complete responsibility for the operational and financial success of a collection of residential communities.
- Ensure compliance with rent regulations and utility allowances; manage annual rent adjustments across the portfolio.
- Participate in audits and inspections; provide prompt responses and guarantee that monthly, quarterly, and annual reports are accurate and timely.
- Establish and monitor financial plans, ensuring operational efficiency across the assigned properties.
- Plan and supervise capital enhancement initiatives.
- Conduct regular site evaluations to confirm that properties meet company standards and are performing as intended.
- Engage in the development of company policies, employee training, and regional development programs.
- Exhibit strong leadership skills, foster collaboration, build trust, communicate effectively, and contribute to a positive workplace culture.
- At least 5-7 years of experience in a similar supervisory role.
- Experience managing a minimum of 1000 residential units.
- A Bachelor's degree is highly preferred.
- Proficient in Microsoft Office Suite (Word, Excel, Outlook).
- Familiarity with Yardi software.
- Exceptional verbal and written communication skills are essential.
- Proficiency in English; ability to speak, read, and write fluently.
- Proven ability to meet deadlines consistently.
- Strong problem-solving, listening, and analytical skills.
- Self-motivated with effective time management and prioritization abilities.
- Experience working with vendors and contractors.
- Ability to interpret and prepare financial documents, budgets, reports, and correspondence.
- Capability to thrive in a collaborative team environment.
- Must possess reliable transportation for site visits.
