Position Summary

We are in search of a skilled and driven portfolio supervisor who thrives on challenges and is focused on achieving goals to oversee our underperforming assets. The preferred candidate should possess a robust background in HUD Section 202 and/or 811 PRAC supportive housing assets. Holding an active HUD Certified Occupancy Specialist (COS) designation is highly advantageous.

Role Description:

The Regional Operations Manager will report directly to the Regional Vice President. This role also entails accountability to the Owner or Asset Manager and all relevant government agencies or monitoring entities for the comprehensive management operations of each property within the designated portfolio.

This position is crucial in supporting and executing the expectations set forth by the Company and Owner for an assigned portfolio of Communities, aiming for profitability and outstanding performance by guiding and leading team members to achieve and surpass operational performance objectives through the enforcement of policies, procedures, and practices.

The Regional Operations Manager will engage with the public, fostering relationships that enhance the overall marketing efforts of the Company. This role will require participation in local community and industry-related organizations, attending functions, seminars, meetings, and classes to bolster the reputation of the Company and to stay informed about industry developments.

The incumbent is expected to demonstrate excellent attendance and communication skills, the ability to cultivate enduring business relationships, and to maintain a high level of professionalism.

  • Adhere to all policies and procedures established by Royal American Management
  • Select, train, supervise, and motivate personnel within the portfolio
  • Prepare written reports on the operations of the properties within the portfolio for the Regional Vice President, Owners, and/or Asset Managers
  • Review, analyze, and interpret market data pertinent to the industry
  • Continuously seek to identify strategies to enhance income and minimize expenses for the portfolio
  • Develop and prepare budgets for each community within the assigned portfolio to optimize profitability while maintaining and enhancing asset integrity
  • Ensure that the portfolio and individual communities meet or exceed established operational, financial, and business performance goals
  • Guarantee that the appearance and physical aspects of the properties align with the standards set by the Company and Owners
  • Implement action plans and strategies to maximize property performance
  • Maintain regular communication (at least once a week) with Clients/Owners/Asset Managers to provide updates on community performance and ensure Client satisfaction and retention
  • Conduct site visits as necessary, but at least once per quarter
Knowledge, Skills, and Abilities (KSAs):
  • Strong leadership, communication, and decision-making skills
  • Solid understanding of multi-family operations concerning asset management, personnel management, office operations, budgeting, and planning
  • Ability to communicate effectively and professionally via email, phone, or in person with employees, applicants, residents, and vendors
  • Capacity to motivate portfolio and team members to achieve Company goals and expectations
  • Performance-oriented and highly motivated to deliver results
  • High degree of creativity combined with sound business judgment
  • Proactive self-starter, yet diplomatic in fostering positive relations with subordinates and peers
  • Proficient in computer usage
  • Excellent written and verbal communication skills
  • Knowledge of multi-family property management issues
  • Understanding of operational challenges related to all asset types and familiarity with progressive management practices
  • Must be able to travel independently for property business purposes. A valid driver's license is required
Education and Experience:
  • Minimum high school diploma; college degree preferred
  • At least 5 years of property management experience preferred
  • Experience managing multiple sites preferred
  • Industry certifications preferred: ARM (Accredited Residential Manager), CAM (Certified Apartment Manager), CPM (Certified Property Manager), CAPS (Certified Apartment Portfolio Supervisor)
Physical Requirements:
  • Must be able to access all areas of the property's grounds and structures, including multi-level buildings, with or without the aid of an elevator
  • Able to work at a computer for a minimum of 7 hours daily, either standing or sitting
  • Requires the ability to manage interruptions in a fast-paced environment appropriately. Work demands high attention and mental acuity, including the ability to prioritize and process information accurately and clearly
