Position Summary
We are looking for a Maintenance Technician II to manage the daily maintenance functions of our assigned properties. This role is essential to our team, ensuring that our facilities, which cater to senior residents, operate efficiently. You will be responsible for maintaining the safety and upkeep of the properties while collaborating closely with the maintenance team. The position requires adaptability to both indoor and outdoor tasks and the ability to respond resourcefully to unexpected situations.

Key Responsibilities

  • Perform maintenance and repairs on electrical, plumbing, heating, and cooling systems; doors, locks, windows, roofs, parking areas, fences, lighting, and grounds as assigned.
  • Prepare apartments for new residents by cleaning, painting, repairing, and replacing various surfaces and fixtures.
  • Deliver exceptional customer service while interacting with residents.
  • Ensure that apartment readiness is completed within a specified timeframe, including conducting inspections with the community manager.
  • Complete purchase request forms for supplies exceeding $50 before procurement.
  • Assist in moving furniture, supplies, and equipment as necessary.
  • Request and manage tools, equipment, and supplies, ensuring their safe storage.
  • Carry out custodial tasks such as cleaning, mopping, and replacing light bulbs.
  • Support safety compliance by identifying and reporting safety hazards.
  • Participate in regular staff meetings and complete assigned safety training.
  • Document completed work orders in the software system, detailing the task, time spent, and any materials used.

Qualifications and Requirements

  • High School diploma or equivalent.
  • At least two years of experience in maintenance roles.
  • Familiarity with Yardi Software.
  • Experience in apartment maintenance, affordable housing inspections, and renovations.
  • Proficient in Yardi and Microsoft Office 365, with a capacity to learn additional systems quickly.
  • Ability to work with integrity, professionalism, and confidentiality.
  • Strong organizational skills to prioritize tasks and meet deadlines.
  • A valid driver’s license and reliable transportation are essential.

Reporting Structure
This position reports directly to the Community Manager.
