Property Operations Manager

Position Summary: The Property Operations Manager is responsible for overseeing the management of residential properties on behalf of owners or property management firms. This role encompasses a variety of responsibilities aimed at ensuring optimal property performance.
Key Responsibilities:
- Occupancy and Revenue Management: Strive to maximize tenant occupancy, ensure timely collections, and maintain the property’s physical condition while enhancing tenant retention and compliance with regulations.
- Tenant Relations: Foster a welcoming environment and build strong relationships with tenants, ensuring visibility and professionalism in all interactions.
- Daily Operations: Oversee all aspects of property management on a daily basis, ensuring smooth operations.
- Regulatory Knowledge: Stay informed about relevant federal, state, and local laws affecting property management and tenant rights, including compliance with housing programs.
- Financial Management: Manage the collection of rents, maintain accurate financial records, and collaborate with the accounting team to ensure the integrity of financial reporting.
- Operational Oversight: Direct activities related to safety, maintenance, marketing, and overall property management.
- Budgeting: Assist in preparing and reviewing budgets, utilizing them as tools for ongoing financial assessment and decision-making.
- Lease Administration: Manage lease agreements, ensuring compliance and addressing tenant inquiries regarding leasing terms.
- Marketing: Promote available units and maintain waiting lists, responding to inquiries promptly and professionally.
- Record Keeping: Maintain comprehensive property files and documentation for future reference, coordinating with corporate staff as necessary.
- Property Improvement: Oversee bidding processes for property enhancements and maintain records of property conditions.
- Vendor Management: Engage and supervise vendors for maintenance and services, ensuring compliance with company standards.
- Tenant Support: Address tenant requests for repairs and maintenance, conducting regular inspections to identify and rectify issues.
- Staff Management: Recruit, train, and supervise staff, ensuring adherence to company policies and standards.
- Fair Housing Compliance: Ensure all operations comply with Fair Housing laws.

Work Environment: This position primarily operates in an office setting, with occasional outdoor responsibilities related to property management.
Physical Requirements: The role requires effective communication, the ability to stand and walk frequently, and the capacity to lift up to 20 pounds as needed.
Travel Requirements: A valid driver's license is necessary for this position.
Education and Experience:
- Preferred: Two years of experience in property management.
- Preferred: Coursework in property management or real estate.
- Preferred: Relevant certifications such as CSM, CPM, or RPA.
