**Job Summary**

TDL Staffing, Inc. is seeking a highly skilled Project Manager/Estimator to join our team. As a key member of our construction management team, you will be responsible for overseeing the planning, execution, and delivery of construction projects.

Key Responsibilities:

  • Project Planning: Determine project deliverables and specifications, including project scope, necessary project resources, and estimated labor needed by collaborating with clients, engineers, and architects.
  • Cost Estimation: Calculate the cost estimate of all project tasks and accurately manage the project budget.
  • Project Scheduling: Plan and schedule the entire construction project, including construction operations and timelines to ensure project deadlines are met.
  • Permitting and Licensing: Acquire the appropriate licenses and permits from the corresponding authorities and ensure construction is up to code.
  • Contract Negotiation: Work with subcontractors and external vendors to negotiate profitable contracts.
  • Progress Reporting: Communicate the status of the building project to key stakeholders by providing regular progress reports.
  • Cost Management: Prepare construction project cost estimates, budgets, and proposals.
  • Resource Allocation: Determine needed resources (manpower, equipment, materials) from project start to finish with attention to budgetary limitations.
  • Subcontract Agreement: Negotiate subcontract agreements and assist with construction contract negotiations.
  • Construction Documents: Familiarity with construction documents, drawings, specifications, addendums, etc.
  • Submittal Packages: Prepare and review submittal packages, interface with designers/engineers for compliance.
  • Project Coordination: Interface with project superintendent to coordinate subcontractors, suppliers, and create interim look-ahead work schedules.
  • Documentation: Maintain job-related documentation.
  • Cash Flow Management: Track costs and cash flow management throughout assigned projects.
  • Client Relationships: Maintain relationships with existing clients and make new business through developed relationships.
  • Project Meetings: Conduct project meetings and interface with administrative staff for preparation of minutes.
  • Confidentiality: Maintain a high level of confidentiality.
  • Company Representation: Serve as a representative of the company, displaying courtesy, consideration, and discretion in all interactions.

Requirements:

  • Education: Bachelor's degree in engineering, construction management, or related fields.
  • Experience: Minimum 3 years of work experience in construction management, with increasing levels of responsibility.
  • Certification: Project Management Professional (PMP) certification is a bonus.
  • Industry Knowledge: In-depth knowledge of the construction industry and entire building process, including building codes, blueprints, permits, construction equipment, material resources, construction processes, and project management principles.
  • Software Skills: Proficient in Excel, Project, and other Microsoft programs.
  • Software Experience: Experience using construction or project management software preferred.
  • Driver's License: A valid driver's license is required.
