Community Engagement Specialist - Affordable Housing

We are seeking a dynamic, high-performing salesperson with a positive attitude, entrepreneurial mindset, and outstanding sales and customer service background. This individual is a self-starter driven to finalize agreements while maintaining composure amidst competing priorities.

Most importantly, a Leasing Specialist often serves as a prospective resident's initial encounter with the Fairfield brand. They take pride in their professionalism and passionately represent our properties. Their effective communication is pivotal in attracting residents to our communities.

There is ample opportunity for advancement in this exciting position within the Fairfield Property Management Team. This role reports to the Community Manager, and successful associates may advance to the position of Assistant Community Manager.

KEY RESPONSIBILITIES:

CUSTOMER SERVICE & SALES
  • Act as the primary point of contact for prospective residents, current residents, vendors, and Fairfield associates.
  • Facilitate the lease closing process by showcasing the quality of the community and the amenities available to prospective residents.
  • Assess customer needs, resolving issues or escalating them as necessary.
  • Utilize your customer-friendly demeanor and ability to manage challenging situations while nurturing relationships.
  • Provide exceptional service to residents to exceed their expectations, thereby enhancing resident retention.
  • Achieve sales targets, leasing ratios, and maintain benchmarks in customer service and resident satisfaction throughout the sales process.
OPERATIONS
  • Oversee various tasks such as lease documentation, maintaining up-to-date paperwork and computer systems.
  • Verify application details, gather, and follow up on all income verification as required for LIHTC and/or HUD programs, forwarding to the property manager for final approval.
  • Utilize Yardi accounting software to manage the leasing process efficiently.
MARKETING
  • Execute marketing and advertising tasks, including updating social media platforms.
  • Stay informed about local market conditions and monitor local competition.
QUALIFICATIONS:
  • Minimum of one year of experience in customer service, sales, or retail is required.
  • Familiarity with Low Income Housing Tax Credit (LIHTC) is preferred.
  • Strong mathematical skills are essential.
  • Proficient typing and computer skills with intermediate knowledge of Microsoft Outlook, Word, and Excel are required.
  • Professional verbal and written communication skills are necessary.
  • Experience or knowledge in leasing or real estate is a plus.
  • Ability to close sales is highly preferred.
  • Knowledge of tax credit, fair housing, and industry practices is advantageous.
  • Experience using Yardi or similar property management accounting software is beneficial.
  • A high school diploma or equivalent is required.
  • A valid driver's license may be necessary.
  • Willingness to work a flexible schedule, including weekends, evenings, and some holidays.
*The First-Year Bonus, less usual deductions, will be divided into two equal payments: the first payment following the completion of 90 days of employment, and the second payment following the completion of 1 year of employment.

Estimated Rate of Pay:
$20.43
This position is non-exempt; the range above reflects hourly rates.

The pay range displayed for this position is determined by skills and experience required, location, and job complexity. Potential job offers may vary based on the skills, education, and experience an individual candidate holds. This range reflects base rate only and does not include allowances, perks, commissions, or bonuses applicable to this position (if any). In addition to base salary, Fairfield offers all full-time associates the following, upon meeting eligibility requirements:
