Job Summary

We are seeking a highly experienced Senior Right of Way Project Manager to lead our Land Services business of our Survey/Geospatial team in Tennessee.

Key Responsibilities
  • Develop and implement effective work plans and man-hour budgets for approval by Department Manager.
  • Monitor time schedules and capital cost budgets on projects to satisfy the client as well as control work and productivity.
  • Identify project team members, work packages, and tasks, evaluation methods, productivity targets, schedule of deliverables, and manpower required on projects.
  • Ensure quality control/quality assurance process on all assigned projects.
  • Oversee work and productivity on assigned projects.
  • Strive to achieve predetermined goals for profit, productivity targets, schedule of events, and estimation of manpower requirements as necessary.
  • Participate in formulating and coordinating proposals and provide other Marketing support, including Business Development.
  • Hold team meetings ensuring procedures governing review and approval of projects are followed prior to submission of completed work.
  • Negotiate with clients on any scope changes relative to project budgets and schedules subject to supervisors' approval.
  • Coordinate and communicate effectively with all employees involved in the project to ensure high utilization rates.
  • Review monthly man-hour and cost reports to ensure projects are being completed at the predetermined profit goal.
  • Ensure that all budgets affecting the project schedule and/or fee budget are discussed with the client.
  • Facilitate all out-of-scope work and associated fees are approved by the client prior to performing the services.
  • Solicit help and involvement from Department Managers and any other managers to troubleshoot any technical problems.
  • Work efficiently with the Billing Department to authorize and transmit bills to client.
  • Mentor junior staff in learning sound technical and business practices and enhancing corporate objectives.
  • Adhere to Health and Safety program and all applicable SOPs.
  • Review time sheets and expense reports of direct reports during a specified reporting period.
  • Evaluate employee performance in accordance with company policy.
Requirements
  • Bachelor's degree in a related field or IRWA SR/WA Certification preferred.
  • 5+ years experience in the right of way industry required.
  • Prior experience working with TDOT required.
  • Valid driver's license and car insurance required.
  • Ability to comfortably interact with diverse groups of people.
  • Understand company billing parameters methods to ensure goals are met.
  • Provide guidance to manage junior level staff and address any performance or HR challenges within company guidelines.
  • Able to communicate project roles and responsibilities to staff and enforce project schedule and deliverables.
  • Ability to manage multiple projects efficiently including maintaining budget, scope, and schedule.
  • Ability to read, write, and understand English for purposes of comprehending written job-related communications and verbal instructions and interactions.
