Compensation: $25/hour

Job Responsibilities:

  • Responsibilities encompass, but are not limited to: installation of door hardware, plumbing fixtures, painting/patching, lock repairs, furniture repairs, initial response, and general evaluation of HVAC and electrical issues.
2. Oversees work performed by external contractors.

  • Researches parts, materials, and inventory necessary to fulfill work requests and maintain stock levels.
  • Responds to routine and urgent repair and service calls.
  • Keeps accurate service and repair records; documents information in various online computerized maintenance management systems (CMMS).
  • Demonstrates ongoing efforts to enhance operations, reduce turnaround times, and streamline work processes.
  • Completes safety work permits.

Core Job Functions:

  • Utilizes graphic instructions such as basic blueprints, layouts, or other visual aids.
  • Obtains quotes and estimates from suppliers.
  • Exercises independent judgment and action within the scope of specific tasks.
  • Interprets and makes inferences from written materials.
  • Measures distances using a tape measure or other measuring tools.
  • Performs precise arm-hand positioning movements (e.g., operates an electric hand drill).
  • Lifts arms above shoulder height to work in ceiling areas.
  • Works in confined spaces such as crawl spaces, equipment enclosures, closets, etc.
  • Climbs ladders or steps to access work areas; works at heights exceeding ten feet.
  • Stands for extended periods.
  • Operates in various weather conditions with exposure to outdoor elements.
  • Moves heavy items (50 pounds or more) over long distances (more than 20 feet).
  • Adheres to all safety protocols for both ABM and client requirements.
  • Regularly reviews safety protocols and engages in new developments.
  • Maintains 100% compliance with safety and trade training.
  • Monitors and compares data to ensure compliance with operational or safety standards.
  • Works safely without posing a direct threat to oneself or others.
  • Fosters good working relationships with staff, clients, building tenants, and the public.
  • Makes decisions and coordinates work based on information provided by the customer.
  • Communicates effectively in both oral and written English, articulating technical issues clearly and concisely with management.

Minimum Qualifications:
Two years of prior general maintenance experience.

Additional Requirements:

  • This position may require the performance of other essential and marginal functions depending on work location, assignment, or shift.
  • This position may necessitate working irregular hours, shifts, weekends, and holidays.
  • A valid driver's license and an acceptable driving record are required. This position may involve driving company or client-owned vehicles and/or powered industrial trucks Classes I-V. Must be physically capable of operating vehicles safely.

Work Environment:

  • General office and workshop, as well as outdoor environments.
  • Biopharmaceutical production settings (clean rooms, laboratories, etc.).
  • Potential exposure to Boiler and Chiller Operations environments.

Organizational Relationships:
Reports to the Supervisor and Facilities Manager while interacting with peers and clients daily.
