Key Responsibilities:

1. Responsibilities encompass the installation of door hardware, plumbing fixtures, painting and patching, lock repairs, furniture maintenance, and initial assessment of HVAC and electrical concerns.

2. Supervise the work performed by external contractors.

3. Research and procure parts, materials, and inventory necessary for fulfilling work requests and maintaining stock levels.

4. Address routine and urgent repair and service requests.

5. Maintain accurate service and repair documentation; record information in various online computerized maintenance management systems (CMMS).

6. Continuously seek to enhance operations, reduce turnaround times, and optimize work processes.

7. Complete safety work permits as required.

Essential Functions:

1. Interpret graphic instructions such as basic blueprints, layouts, or other visual aids.

2. Solicit quotes and estimates from suppliers.

3. Exercise independent judgment and action within the scope of assigned tasks.

4. Understand and draw conclusions from written materials.

5. Measure distances accurately using a tape measure or similar device.

6. Perform precise hand-arm movements (e.g., operate an electric hand drill).

7. Reach above shoulder height to work in ceiling areas.

8. Navigate small, confined spaces such as crawl spaces, equipment enclosures, and closets.

9. Ascend ladders or steps to access work areas; work at heights exceeding ten feet.

10. Remain standing for extended periods.

11. Work outdoors in various weather conditions.

12. Move heavy items (50 pounds or more) over long distances (more than 20 feet).

13. Adhere to all safety protocols as per ABM and client requirements.

14. Regularly review safety procedures and engage in new developments.

15. Maintain full compliance with safety and trade training standards.

16. Monitor and compare data to ensure adherence to operational or safety standards.

17. Work safely without posing a direct threat to oneself or others.

18. Foster positive working relationships with staff, clients, building occupants, and the public.

19. Make informed decisions and coordinate tasks based on customer feedback.

20. Communicate effectively in both oral and written English, articulating technical issues clearly and concisely to management.

Minimum Qualifications:

At least 2 years of prior experience in General Maintenance.

Additional Requirements:

1. The role may involve performing other essential and non-essential functions based on work location, assignment, or shift.

2. The position may require working irregular hours, including weekends and holidays.

3. A valid driver's license and a satisfactory driving record are required. The role may necessitate driving company or client-owned vehicles and/or powered industrial trucks (Classes I-V). Candidates must be physically capable of operating vehicles safely.

Work Environment:

1. General office and workshop settings, as well as outdoor environments.

2. Biopharmaceutical production environments (clean rooms, laboratories, etc.).

3. Potential exposure to Boiler and Chiller Operations environments.

Organizational Relationships:

This position reports to the Supervisor and Facilities Manager, while also interacting with peers and clients on a daily basis.
