Overview

The International Association of Plumbing and Mechanical Officials is in search of a Senior Building Engineer to oversee and manage the operational integrity of building systems and general functions for a significant multi-tenant commercial office facility.

Key Responsibilities
  • Assist in the operational troubleshooting, diagnostics, and repairs of commercial buildings and associated systems.
  • Ensure the efficient daily operation, maintenance, and repair of all building and site systems.
  • Manage systems including HVAC, electrical, plumbing, lighting, and fire protection.
  • Independently perform and supervise the installation and maintenance of complex mechanical and electrical equipment.
  • Plan and execute work assignments, ensuring the availability of necessary tools and materials.
  • Complete all assignments and documentation promptly.
  • Support and guide Building Engineers and Maintenance Technicians in troubleshooting efforts.
  • Monitor contractor work, conducting inspections and generating reports on deficiencies.
  • Maintain cleanliness and organization in all work areas.
  • Follow established preventive maintenance and loss control protocols.
  • Conduct regular inspections of the facility, reporting deficiencies and proposing improvements.
  • Maintain logs of daily activities and communicate operational status effectively.
  • Respond to after-hours emergencies, including severe weather and power outages.
  • Foster positive relationships with tenants through proactive communication and high-quality service.
  • Assist in ensuring compliance with OSHA regulations.
  • Procure vendor pricing for necessary mechanical parts and tools.
  • Perform additional duties as assigned.
Qualifications
  • 8+ years of experience in commercial building operations and maintenance.
  • Strong communication skills and technical expertise in mechanical and electrical systems.
  • Comprehensive training in HVAC and related technologies.
  • Ability to work independently in a fast-paced environment and manage multiple projects.
  • Knowledge of OSHA, NEC, and NFC codes and regulations.
  • Participation in an on-call schedule for after-hours support is required.
  • Strong problem-solving abilities related to mechanical controls and building automation systems.
  • Proficient in using web-based work order systems.
  • Exemplary tenant relations skills and a positive attitude.
  • Physical ability to perform essential functions, including lifting and moving objects.
