SUMMARY
The Maintenance Technician is responsible for performing a variety of corrective and preventive maintenance tasks, as well as special projects essential for the upkeep and enhancement of the community. This role encompasses a wide range of responsibilities, including HVAC, plumbing, electrical work, carpentry, janitorial services, and grounds maintenance. The technician may operate independently or collaboratively within a larger team, ensuring that the community adheres to the high standards set by Metropolitan Holdings. Exceptional customer service is a core value, and all employees are expected to engage positively with residents, guests, and colleagues.
KEY RESPONSIBILITIES
- Complete maintenance tasks and service requests, which include carpentry, plumbing, painting, electrical work, HVAC, masonry, and general maintenance, in accordance with company standards and applicable building codes. Provide on-call maintenance support during evenings, weekends, and holidays as scheduled. Maintain updated records of all work orders.
- Execute the Make-Ready/Turn process, ensuring that move-out checklists are completed, appropriate charges are assigned, and submitted for management approval. Schedule and inspect vendor work to guarantee quality and compliance with company standards. Verify that all rent-ready apartments meet maintenance requirements and are prepared for new residents.
- Conduct inspections of the property, including roofs, garages, carports, driveways, and recreational facilities, identifying areas needing immediate or future repairs. Provide detailed inspection reports to the Property or Service Manager.
- Perform additional duties such as janitorial tasks, grounds maintenance, and special projects as assigned. Responsibilities may vary based on the size and needs of the community.
PERFORMANCE METRICS
Key performance indicators include, but are not limited to, timely resolution of service requests, quality of service, efficiency in unit turnover, customer feedback, move-in readiness, teamwork, curb appeal, and completion of special projects.
QUALIFICATIONS
The ideal candidate will possess 1-5 years of relevant maintenance experience and hold a Type II or higher EPA certification. Skills in painting, carpentry, electrical work, HVAC, plumbing, and pool maintenance are essential. Candidates should have effective communication skills, a commitment to customer service, and the ability to operate hand tools. A High School Diploma or equivalent is required, supplemented by specialized training in HVAC, plumbing, electrical work, or carpentry. A valid driver's license is also necessary.
WORK ENVIRONMENT
The Maintenance Technician operates on-site at a commercial property or apartment community, regularly interacting with residents, vendors, and internal customers. Work hours may vary, typically scheduled between 7 am and 6 pm, with potential weekend shifts. Flexibility and availability for overtime and on-call duties are essential.
PHYSICAL DEMANDS
This position requires physical stamina to perform essential duties, including standing, walking, sitting, and using hands for various tasks. The technician may need to lift and move items weighing up to 50 pounds and operate power tools. Occasional driving may be required as part of the job.
