Job Overview:
The Facilities Operations Expert III plays a crucial role in overseeing the integrity of both external and internal facilities.

The primary responsibilities encompass maintaining building infrastructure and utilities, liaising with service providers in HVAC, life safety systems, plumbing, landscaping, and snow removal, while ensuring adherence to building codes pertinent to occupied commercial environments.

The main objective is to uphold aesthetically pleasing, well-lit, and comfortable office spaces that promote productivity without interruptions.

Key Responsibilities:
Implement comprehensive preventive and predictive maintenance programs for all MEPS (Mechanical, Electrical, and Plumbing Engineering) systems within managed properties. Cultivate a strong partnership with a local engineering firm to leverage HVAC controls analytics for the Intelligent Building Management initiative, aimed at preventing energy penalties and premature equipment failures. Strategically assess utility markets and provide insights related to pricing. Regularly monitor HVAC systems to ensure optimal climate control in office facilities. Ensure compliance with EPA regulations concerning non-contact cooling water emissions associated with HVAC chilled water operations and submit required reports to the EPA.
  • Conduct tests on fire and life safety systems as necessary, coordinating with local fire and vendor representatives. Foster and maintain productive relationships with local fire and building code enforcement officials. Ensure compliance with scheduled tasks and preventive maintenance inspections for all food service equipment and appliances. Conduct daily inspections to confirm that the working environment meets business needs.
This includes verifying that all environmental controls and equipment are functioning correctly. Collaborate with vendor partners to execute business continuity preventive maintenance exercises, including semiannual/annual FM200 testing, monthly emergency generator testing, and semiannual/annual UPS, battery, and PDU inspections. Coordinate with vendors to guarantee compliance with planned maintenance on equipment, such as semiannual/annual ANSUL testing and annual dock drain cleanings. Manage hard key access, including the distribution and tracking of keys. Complete monthly planned maintenance on kitchen equipment for contracted food services. Assist housekeeping services with room setups when possible. Develop and communicate a planned building maintenance chart for all CareSource facilities. Participate in a monthly on-call rotation. Facilitate the on-site contracted services team by coordinating CareSource requests, assisting vendors during their visits, and addressing any mechanical issues within CareSource buildings. Complete purchase requests for work requiring approval. Initiate vendor proposals for both planned and unplanned maintenance projects. Collaborate with project managers to ensure smooth execution of projects, including weekend work to facilitate specific tasks or subcontractor activities. Monitor vendor activities on-site to ensure safe and responsible work practices. Conduct weekly fire pump testing for business continuity and log EPA readings for the relevant CareSource building. Update fire and life safety procedures as necessary. Perform any additional duties as assigned.

Qualifications:
A High School Diploma or GED is required; a Bachelor's Degree or equivalent relevant experience is preferred. A minimum of five (5) years of experience in Facilities Management, Building Operations, or Property Management is required. Experience with commercial high and low-rise building operations systems is essential. Familiarity with sustainability programs is preferred.

Skills and Competencies:
Proficiency in Microsoft Office applications is necessary. Ability to interpret construction, mechanical, electrical, plumbing, sprinkler, fire alarm, and furniture drawings. Strong collaboration skills with various external resources, including architects, engineers, designers, and contractors. Excellent written and verbal communication skills are required at all organizational levels. Ability to work cross-functionally in a matrix environment with multiple departments. Strong prioritization skills in a fast-paced setting. Detail-oriented with exceptional decision-making and problem-solving abilities.

Licensure and Certification:
Facility Management Professional (FMP) certification is preferred.

Work Environment:
General office environment across multiple buildings; may require prolonged periods of sitting or standing.

Compensation:
$60,000 - $96,500. CareSource considers a combination of a candidate's education, training, and experience, as well as the position's scope and complexity, when determining salary levels.
