Position Summary

The Maintenance Technician is responsible for executing a variety of corrective and preventive maintenance tasks as well as special projects essential for the upkeep and enhancement of the community. This role encompasses a range of responsibilities including HVAC, plumbing, electrical work, carpentry, janitorial services, and grounds maintenance. The technician will operate independently or collaboratively within a larger community framework, ensuring that the property consistently meets the standards established by Metropolitan Holdings.

Key Responsibilities
  • Perform maintenance tasks and service requests, including carpentry, plumbing, painting, electrical, HVAC, masonry, and general upkeep in compliance with company standards and applicable building codes.
  • Provide on-call maintenance services during evenings, weekends, and holidays as scheduled, while keeping track of work order statuses.
  • Oversee the Make-Ready/Turn process, complete move-out checklists, and coordinate vendor work to ensure quality and compliance.
  • Conduct inspections of the property, identifying areas requiring immediate or future repairs, and prepare reports for management review.
  • Engage in additional duties such as janitorial tasks, grounds maintenance, and special projects as assigned.
Performance Expectations

Success in this role includes timely resolution of service requests, high-quality service delivery, efficient unit turnover, positive customer feedback, and effective teamwork.

Qualifications

Applicants should possess 1-5 years of relevant maintenance experience and hold a Type II or greater EPA certification. Skills in painting, carpentry, electrical work, HVAC, plumbing, and pool maintenance are essential. Candidates should also have strong communication skills, a commitment to customer service, and the ability to operate hand tools. A high school diploma or equivalent, along with specialized training in HVAC, plumbing, electrical work, or carpentry, is required. Previous property management experience is preferred, and a valid driver's license is necessary.

Work Environment

The Maintenance Technician operates on-site at a commercial property or apartment community, interacting regularly with residents, customers, and vendors. The work schedule may vary, typically falling between 7 am and 6 pm, with potential weekend shifts and on-call responsibilities.

Physical Requirements

The role demands physical stamina to perform essential duties, including standing, walking, and lifting up to 50 pounds. The technician may also need to operate power tools and occasionally drive as part of their responsibilities.
