Community Manager

We are a reputable Real Estate Management Company seeking a skilled Community Manager to oversee a 55+ community in Everett, WA.

Key Responsibilities:
I. Rent Collection
A. Collect and deposit all space rents and additional fees on the day of collection.
B. Follow up on late/delinquent rents and issue late rent notices as necessary.
C. Initiate and attend eviction proceedings when required.
II. Rental Agreement and Rules Enforcement
A. Enforce terms of Rental Agreements and Facility rules and regulations to ensure tenant compliance.
B. Supervise placement of RVs and manufactured homes into the Facility.
C. Ensure compliance with home standards, Facility rules, and governmental codes.
D. Issue non-compliance notices and initiate eviction proceedings as necessary.
E. Promptly notify the Area Manager of all outstanding non-compliance notices.
III. Administrative Duties
A. Prepare monthly manager's reports and maintain petty cash funds and tenant histories.
B. Maintain individual tenant files and archive records for three or six years as required by law.
C. Review tenant applications, screen potential tenants, and execute rental agreements.
D. Promote and rent vacant home and RV spaces.
E. Contact and follow up with local area manufactured home dealers and Facility managers to ensure awareness of vacancies and promotional programs.
F. Maintain and update Facility inventory lists with model and serial numbers of equipment.
G. Maintain and update Facility vendor/supplier lists with phone numbers and contact persons.
H. Post and/or distribute notices to tenants as required by the Employer and keep copies in applicable tenant files.
I. Purchase of goods and services for amounts of $50 or more require Area Manager approval.
IV. Time Commitment
A. Facility managers must be on-site full-time (or part-time if applicable) during established office hours.
B. Facility managers will be responsible for designating an emergency contact person who has a list of emergency contact phone numbers and will be available to tenants when the Facility manager is not on-site.
