Position Summary:

The Leasing Professional is responsible for implementing the community's marketing, leasing, and renewal strategies to meet occupancy, revenue, and resident retention objectives. This role involves conducting leasing activities, ensuring resident satisfaction throughout the lease term, and facilitating lease renewals.

Key Responsibilities:

  • Conduct comprehensive leasing activities to meet revenue and occupancy targets: welcome and assess prospective residents, provide community tours, process applications, prepare lease documentation, and ensure a seamless move-in experience.
  • Stay informed about market trends and competitor activities that may influence occupancy and sales performance.
  • Utilize community management software (OneSite) to monitor apartment availability, document leasing activities, and manage resident data.
  • Maintain the community's standards by inspecting marketing materials and leasing areas, communicating maintenance needs, and preparing the leasing office for daily operations.
  • Engage with prospective and current residents to ensure satisfaction through follow-up communications, including emails and phone calls.
  • Support the lease renewal process by preparing renewal documentation, proactively engaging with residents prior to lease expiration, and ensuring timely execution of renewal agreements.
  • Address resident inquiries and concerns promptly, taking appropriate action to resolve issues or escalate as necessary.
  • Complete various financial and administrative reports as required.
  • Adhere to established policies and procedures, ensuring compliance with regulatory requirements and organizational standards.
  • Implement safety protocols by reporting any safety concerns or equipment malfunctions immediately.
  • Identify opportunities for operational improvements and suggest enhancements to increase efficiency.
  • Maintain confidentiality of sensitive information at all times.

Compensation and Benefits Overview:

  • The expected base compensation for this role is approximately $25.00 per hour, subject to adjustments based on qualifications and operational considerations.
  • This position may qualify for performance-based bonuses at the discretion of the company.
  • Eligible for a comprehensive benefits package, including medical, dental, and vision coverage, along with additional benefits such as a 401k Retirement Plan and paid time off for various needs.
  • Quarterra Group provides company-paid life insurance and long-term disability insurance as part of its benefits offerings.

Qualifications:

  • High School Diploma or GED is required; a Bachelor's degree in Business Administration or a related field is preferred.
  • A minimum of 1 year of experience in leasing, sales, or marketing with a strong customer service focus.
  • Effective communication skills to understand and complete legal documents, explain apartment features, and address resident inquiries.
  • Proficient in sales techniques, including lead generation, presentations, and closing sales.
  • Familiarity with financial and word processing software is essential.
  • Strong mathematical and analytical skills to interpret financial records and budgets.
  • Proficient in using the internet for marketing and sales purposes.

Physical Requirements:

This role requires frequent walking, standing, and climbing stairs within the community. The ability to operate computer equipment and perform physical tasks such as lifting up to 25 lbs is necessary.
