Position Summary:

The Leasing Professional is responsible for implementing the community's marketing, leasing, and renewal strategies to meet occupancy, revenue, and resident retention objectives. This role involves managing all leasing activities, ensuring resident satisfaction throughout the lease term, and facilitating lease renewals.

Key Responsibilities:

  • Conduct all leasing activities to meet revenue and occupancy targets: welcome and assess prospective residents, provide community tours, process applications, prepare lease documentation, and ensure a seamless move-in experience.
  • Stay updated on market trends and competitor activities that may influence occupancy and sales performance.
  • Utilize community management software (OneSite) to monitor apartment availability, document leasing activities, and manage resident data.
  • Ensure the community aligns with company standards by inspecting marketing areas and coordinating maintenance needs.
  • Engage with prospective and current residents to enhance satisfaction through follow-up communications.
  • Support the lease renewal process by preparing renewal documentation and proactively engaging with residents prior to lease expiration.
  • Address resident inquiries and concerns promptly, documenting issues and escalating as necessary.
  • Complete various financial and administrative reports as required.
  • Adhere to established policies and procedures, ensuring compliance with regulatory and organizational standards.
  • Maintain safety protocols by reporting any equipment malfunctions or safety incidents immediately.
  • Identify opportunities for operational improvements and provide constructive feedback.
  • Maintain confidentiality of sensitive information at all times.

Compensation and Benefits Overview:

  • The expected base compensation for this role is approximately $25.00 per hour, subject to adjustments based on qualifications and operational considerations.
  • This position may qualify for performance-based bonuses at the discretion of the company.
  • Eligible for a comprehensive benefits package, including medical, dental, and vision coverage, as well as a 401k Retirement Plan and paid time off for various occasions.

Qualifications:

  • High School Diploma or GED is required; a Bachelor's degree in Business Administration or a related field is preferred.
  • A minimum of 1 year of experience in leasing, sales, or marketing with a strong customer service focus.
  • Ability to effectively communicate and comprehend legal documents and respond to resident inquiries.
  • Proficient in sales techniques, including lead generation and closing sales.
  • Skilled in using financial and word processing software.
  • Strong mathematical and analytical abilities to interpret financial records and budgets.
  • Familiarity with online marketing and advertising platforms.

Physical Requirements:

This role requires frequent walking, standing, and climbing stairs throughout the community. Candidates must be able to operate computer equipment and perform physical tasks such as lifting up to 25 lbs.
