Job Overview

Position Summary

The Community Housing Supervisor at BRIDGE Housing is tasked with the comprehensive management of the property, which includes overseeing maintenance and operational tasks, executing administrative duties, fostering positive relationships with residents, and ensuring compliance with all relevant regulations. This role demands exceptional leadership capabilities and a sensitivity to the needs of diverse populations. The Community Housing Supervisor must exercise independent judgment and discretion, particularly in delegating responsibilities to efficiently manage the property.

The Community Housing Supervisor is expected to uphold BRIDGE Housing's high standards of professionalism and service, ensuring residents enjoy a safe and well-managed living environment while achieving the organization's objectives. Additionally, this role involves effectively managing and guiding staff to ensure responsiveness to resident needs and support for resident engagement and retention.

Key Responsibilities

  • Conduct interviews with prospective residents to assess compliance with applicable regulations and requirements.
  • Independently plan and coordinate community meetings and resident activities.
  • Manage rent collection processes and issue late notices as necessary.
  • Ensure adherence to procedures and regulations for applicant certification and annual resident re-certification.
  • Oversee the management of property management software systems.
  • Analyze and prepare weekly and monthly compliance reports.
  • Maintain organized filing systems for residents, maintenance, and vendors.
  • Keep track of office and maintenance supply inventories.
  • Supervise maintenance and administrative staff.
  • Oversee contractor and vendor work, including service approvals and invoice management.
  • Conduct annual unit inspections and ensure compliance with regulatory standards.
  • Deliver exceptional customer service to residents and vendors, ensuring staff do the same.
  • Participate in annual training to maintain compliance with the Fair Housing Act and affordable housing regulations.
  • Utilize independent judgment to manage after-hours emergencies.
  • Collaborate with onsite teams and local organizations to provide resident services.
  • Execute additional projects as assigned.

Qualifications

  • A minimum of three years' experience in low-income or affordable housing property management, including lease-up stages.
  • Three years of leadership experience managing a team of five or more.
  • Proven experience in processing vacancy and recertification files for HUD, PBV, and Tax Credit/LIHTC.
  • Strong financial management skills, particularly in accounts receivable.
  • Excellent communication and interpersonal skills for effective resident and staff management.
  • Proficient in computer applications, including MS Word, Outlook, and Excel; familiarity with Yardi is a plus.
  • Outstanding organizational skills, attention to detail, and ability to manage staff effectively.
  • Able to work independently, prioritize tasks, meet multiple deadlines, and supervise team members.
  • Possession of a valid driver's license and necessary insurance.

Physical Requirements

  • Ability to walk 1000 feet without difficulty across varied terrain.
  • Capability to lift 25 pounds from a standing position.
  • Able to lift objects overhead and return them to their original position.
  • Capacity to sit at a desk for extended periods.

Preferred Qualifications

  • Experience in supportive housing property management for properties with supportive housing components.
  • Certification in Residential Apartment Management.
  • Familiarity with HUD, HOME, State affordable housing programs, and tax credit regulations.
  • Knowledge of property maintenance and upkeep requirements.
  • Bilingual abilities are a plus.
