Position Title: Property Manager

Organization Overview:

The West Side Federation for Senior and Supportive Housing, Inc. (WSFSSH) is dedicated to providing secure and affordable housing solutions with supportive services aimed at enhancing the dignity and independence of our residents. We manage a significant portfolio of housing units, primarily serving low-income seniors, including those facing mental health challenges or histories of homelessness.

Key Responsibilities:

The Property Manager will report directly to the Deputy Director/Chief Operating Officer and will oversee the efficient and safe management of properties under WSFSSH's jurisdiction. This role encompasses staff oversight, budget management, facility upkeep, compliance adherence, resident engagement, and collaboration with our social service teams to ensure stable housing for our residents.

Staff Oversight:

  • Manage maintenance, administrative, and front desk personnel, ensuring 24/7 coverage.
  • Develop and monitor staff schedules, addressing time-off requests and ensuring adequate staffing levels.

Financial Management:

  • Contribute to the formulation of annual operating budgets in collaboration with the CFO and Deputy Director.
  • Ensure operations remain within budgetary constraints.
  • Handle monthly rent collection and oversee petty cash management.
  • Maintain accurate resident records, including lease changes and payment histories.

Facility Management:

  • Oversee procurement of supplies in partnership with the building superintendent and the Director of Facilities.
  • Maintain relationships with service contractors for building maintenance.
  • Ensure compliance with fire safety regulations and conduct regular inspections.
  • Implement sustainable practices and monitor the progress of maintenance requests.

Collaboration with Social Services:

  • Act as a liaison with the Social Services Department, facilitating communication and collaboration.
  • Share resident progress and needs with staff while adhering to confidentiality policies.

Regulatory Compliance:

  • Maintain relationships with oversight agencies and ensure compliance with relevant housing regulations.
  • Oversee income certification processes and manage the leasing of vacant units.

Resident Engagement:

  • Assist new residents with orientation and integration into the community.
  • Foster positive relationships with residents and monitor their satisfaction.

Additional Duties:

  • Participate in training and professional development opportunities.
  • Complete required reports in a timely manner.
  • Assist with other tasks as assigned.

Qualifications:

  • Bachelor's degree and a minimum of four years of experience in property management or a related field.
  • Strong communication skills and the ability to work with diverse populations.
  • Experience with housing subsidy programs and knowledge of regulatory compliance is preferred.
  • Proficiency in Microsoft Office Suite and familiarity with property management software.
