ResponsibilitiesThe Building Manager will be responsible for overseeing multiple properties within the WSFSSH portfolio, including Independent House, Revella, and the 120s Cluster area.
Building Management Duties:- Supervise maintenance, administrative, and compliance personnel.
- Alongside the Assistant Manager, oversee front desk operations (24/7) and food service teams.
- Collaborate with the Director of Facilities and the Claremont Superintendent to manage ordering, repairs, and maintenance tasks.
- Address building-related concerns promptly and effectively.
- Ensure cleanliness and maintenance of the building, sidewalks, and alleys; verify that all licenses and certificates are up to date.
- Conduct bi-annual inspections, coordinate routine painting and repairs, and monitor work order progress while maintaining accurate records.
- Ensure compliance with fire safety regulations, including conducting regular fire drills and inspecting safety equipment.
- Assess staff training needs and ensure compliance with minimum training requirements.
- Maintain confidentiality and proper documentation of all records, ensuring timely submission.
- Implement quality management practices in accordance with internal and external policies, including contract obligations and maintenance standards.
- Collaborate with social services and interdisciplinary teams to address resident concerns.
- Work with the Clinical Coordinator/Associate Director on resident intake, admission, and discharge processes.
- Be available to mediate grievances and provide reasonable accommodations.
- Offer crisis intervention as necessary, sharing on-call responsibilities with team members.
- Ensure adherence to WSFSSH standards and all relevant agency regulations.
- Oversee the leasing of vacant units, ensuring compliance with fair housing and tenant selection protocols.
- Safeguard resident rights at all times.
- Maintain accurate records of resident information, including move-ins, move-outs, rent adjustments, and subsidy changes.
- Manage building operations within established budgets, ensuring all expenses are documented according to agency standards.
- Collect and deposit rents efficiently.
- Oversee petty cash management.
- Collaborate with the CFO and Managing Director to formulate the annual operating budget.
- At least 3 years of experience with Section 8 and LIHTC, with knowledge of additional housing subsidy programs preferred.
- Strong background in working with individuals facing homelessness, mental health challenges, or chronic conditions.
- A minimum of 2 years in a supervisory role.
- Proven leadership skills with a track record of fostering positive change.
- Ability to collaborate effectively across various teams.
- Capacity to perform well under pressure, including during crisis situations, and flexibility in work schedule as needed.
- Demonstrated management skills, including proficiency in computer applications such as Excel, Word, and Outlook; familiarity with RealPage or similar databases is a plus.
- Bilingual proficiency in English and Spanish is preferred.
