Position Summary


As a Residential Property Supervisor, you will be responsible for ensuring the smooth operation of the property, including managing tenant certifications and recertifications; generating monthly occupancy reports; overseeing on-site collections; and processing rental payments.

The Supervisor will monitor the condition and aesthetics of the buildings and grounds while conducting monthly inspections of units.

The Supervisor collaborates with the Director to address tenant concerns and issues promptly while achieving the financial and occupancy objectives of the housing project.

A solid understanding of the housing market, excellent time management skills, and a commitment to providing outstanding property management services are essential. Familiarity with Low Income Housing Tax Credit properties and LIHTC Certification is required. Some evening and weekend availability may be necessary.

Key Responsibilities:

Your role may include:
Collaborating with the director to uphold occupancy rates and adhere to Low Income Housing Tax Credit guidelines (LIHTC).

Conducting initial interviews and processing paperwork for prospective tenants.

Collecting, documenting, and depositing rent, fees, and charges.


Coordinating with maintenance personnel to manage repair costs within budget and supervising maintenance responses to ensure tenant satisfaction.

Performing monthly inspections of apartments as well as inspections prior to move-in and move-out.

Generating reports on occupancy rates, financial performance, and overall property performance.

Providing educational seminars for tenants.


Implementing the marketing strategy developed by the director to optimize rental traffic and maintain LIHTC compliance.

Preparing application packets for potential tenants in advance.

Completing the verification process and obtaining necessary signatures for the release of information.

Maintaining a tenant waiting list to ensure compliance with occupancy requirements set by funders.

Adhering to Gaudenzia and funders' guidelines for collecting, documenting, and depositing rent, fees, and charges.

Preparing monthly financial reports for designated funders.

Conducting monthly property inspections and submitting maintenance requests to ensure the property is well-maintained.

Keeping current information on appropriate rates for maintenance services.

Monitoring the response time for maintenance requests to ensure tenant satisfaction.

Conducting and documenting monthly inspections of units.

Preparing and submitting monthly financial reports to the Director reflecting occupancy rates, financial performance, and overall property performance.

Establishing and maintaining positive relationships with funding sources and regulatory agencies.

Qualifications:

Education/Training:
A Master's degree with 1 year of experience, a Bachelor's degree with 2 years of experience, or an Associate's degree with 3 years of experience. Relevant real estate management experience may substitute for education.

Experience:
Experience managing LIHTC properties is essential.
