Position Overview:
The Maintenance Technician is responsible for a variety of semi-skilled repair tasks, grounds maintenance, and cleaning duties within the community. This role includes conducting fire alarm tests to ensure compliance with all code requirements and maintaining up-to-date fire inspections.

Work Schedule:
Hours are from 07:30 am to 4:00 pm, Sunday through Thursday.

Key Responsibilities:
  • Perform routine maintenance and custodial tasks as directed by the Property & Facility Services Director, both indoors and outdoors.
  • Engage in facility renovation activities, including wallpaper removal, painting, drywall repair, flooring removal, appliance installation, and plumbing fixture replacement.
  • Conduct minor repairs on various electrical and plumbing systems.
  • Operate mechanical equipment such as snow blowers, lawn mowers, electric saws, drills, and floor care machines.
  • Prepare for in-services and meetings.
  • Assist with the relocation of new residents and room changes as directed.
  • Under the guidance of the Community Maintenance Supervisor, implement the Preventive Maintenance Program.
  • Ensure work areas are clean, dry, and safe for residents, staff, and visitors by using appropriate signage.
  • Provide emergency-call response and participate in a rotating on-call schedule for weekends and evenings.
  • Develop and maintain effective working relationships with residents, families, colleagues, volunteers, and the public.
  • Meet continuous quality improvement standards set by the Plant Operations Department.
  • Perform additional duties as assigned.

Qualifications:
Education:
  • High school diploma or equivalent preferred.
  • Basic computer skills are required; knowledge of Microsoft Office is beneficial but not mandatory.

Experience:
  • A minimum of three years in a maintenance or mechanical role, including carpentry, electrical, painting, and plumbing experience.
  • Vocational training or other relevant education is preferred and may substitute for experience.

Specific Requirements:
  • Ability to read, write, and communicate effectively in English, following both oral and written instructions.
  • Knowledge of maintenance procedures and equipment operation.
  • Capability to operate maintenance equipment.
  • Willingness to learn about HVAC systems.
  • Understanding of employee relations, ethics, and safety protocols.
  • Ability to lead and instruct others.
  • Adhere to established safety practices when handling hazardous materials.
  • Dependable and trustworthy, with a willingness to accept feedback and collaborate.
  • Maintain a high standard of personal cleanliness and grooming.

Physical Requirements:
  • Active movement for at least 90% of the time, including standing, bending, kneeling, reaching, climbing, and walking.
  • Ability to lift weights up to 50 pounds frequently and up to 250 pounds occasionally with assistance.
  • Operate mechanical equipment for floor care.

Licenses & Certifications:
A valid driver's license is required, along with previous maintenance experience. Technical certifications are preferred, and strong customer service skills are essential.
