Position Overview:
The Maintenance Technician is responsible for performing a variety of semi-skilled repair tasks, grounds maintenance, and cleaning duties throughout the facility. This role includes conducting fire alarm tests to ensure compliance with all safety regulations and maintaining up-to-date fire inspection records.
Key Responsibilities:
- Execute routine maintenance and custodial tasks as assigned by the Property & Facility Services Director.
- Engage in facility renovation projects, including wallpaper removal, painting, drywall repair, flooring updates, and appliance installation.
- Perform minor repairs on electrical and plumbing systems.
- Operate mechanical equipment such as snow blowers, lawn mowers, and floor care machines.
- Assist with resident transitions and room changes as directed.
- Participate in the Preventive Maintenance Program under the guidance of the Community Maintenance Supervisor.
- Ensure work areas are clean, safe, and accessible for residents, staff, and visitors.
- Respond to emergency calls and participate in an on-call rotation for evenings and weekends.
- Foster positive relationships with residents, families, staff, and the community.
- Meet quality improvement standards set by the Plant Operations Department.
- Complete additional duties as assigned.
Qualifications:
To be successful in this role, candidates should possess:
- A high school diploma or equivalent preferred.
- Basic computer skills; familiarity with Microsoft Office is advantageous.
- A minimum of three years of experience in maintenance or mechanical roles, including carpentry, electrical work, painting, and plumbing.
- Vocational training or education may be considered in lieu of experience.
Specific Requirements:
- Proficiency in reading, writing, and speaking English, with the ability to follow both oral and written instructions.
- Knowledge of maintenance procedures and equipment operation.
- Ability to operate maintenance tools and equipment effectively.
- Willingness to learn about HVAC systems.
- Understanding of employee relations, ethics, and safety protocols.
- Capability to lead and instruct others.
- Adherence to safety standards when handling hazardous materials.
- Dependability and a cooperative attitude.
- Personal cleanliness and professional appearance.
Physical Requirements:
- Ability to remain active for the majority of the workday, including standing, bending, kneeling, and walking.
- Capability to lift up to 50 pounds regularly and up to 250 pounds with assistance.
- Ability to operate mechanical equipment safely.
Licenses & Certifications:
Candidates must possess a valid driver's license and have prior maintenance experience. Technical certifications are preferred, along with strong customer service skills.
