Key Responsibilities:
1. Conduct routine maintenance and custodial tasks as directed by the Property & Facility Services Director, ensuring both interior and exterior areas are well-maintained.
2. Perform renovation duties, including wallpaper removal, painting, drywall repair, and installation of appliances and plumbing fixtures.
3. Execute minor repairs on electrical and plumbing systems as needed.
4. Operate various mechanical equipment, such as lawn mowers and snow blowers, to maintain the grounds.
5. Assist with the onboarding of new residents and facilitate room changes as directed.
6. Participate in the Preventive Maintenance Program under the guidance of the Community Maintenance Supervisor.
7. Ensure all work areas are safe and clean, utilizing appropriate signage to indicate wet or hazardous conditions.
8. Provide emergency response services and participate in an on-call rotation for after-hours support.
9. Foster positive relationships with residents, families, and colleagues, contributing to a collaborative work environment.
Qualifications:
- High school diploma or equivalent preferred.
- A minimum of three years of experience in maintenance or a related mechanical field, including carpentry, electrical work, and plumbing.
- Basic computer skills are beneficial, with familiarity in Microsoft Office preferred.
Specific Requirements:
1. Ability to communicate effectively in English, both verbally and in writing.
2. Knowledge of maintenance procedures and equipment operation.
3. Capability to learn and operate HVAC systems.
4. Strong ethical standards and a commitment to safety.
5. Valid driver's license and the ability to meet insurance requirements.
Physical Demands:
- Must be able to perform physical tasks, including lifting up to 50 pounds regularly and up to 250 pounds with assistance.
- Frequent movement, including standing, bending, and climbing, is required.
