The Corporate Real Estate department is tasked with overseeing the comprehensive real estate portfolio for Sony Corporation of America and its subsidiaries. This team plays a crucial role in strategic planning, transaction management, project oversight, lease administration, and facilities management, all aimed at aligning real estate assets with corporate objectives.

Position Overview

Sony Corporation of America is in search of a Real Estate Senior Manager to enhance its domestic and international real estate strategy and transaction team. Reporting directly to the VP of Corporate Real Estate, this role will be pivotal in managing real estate transactions across the Asia Pacific region and selected western U.S. markets. The Senior Manager will also lead initiatives focused on cost management related to operational expenses and property tax evaluations, collaborating with external consultants to ensure efficiency and effectiveness.

Key Responsibilities
  • Serve as a subject matter expert, guiding business units in managing real estate portfolios and developing strategies that align with their objectives.
  • Identify and capitalize on opportunities for consolidation and optimization of space, while leveraging market trends to enhance corporate benefits and reduce occupancy costs.
  • Evaluate and select project service providers, negotiating contracts to ensure quality outcomes within budgetary constraints.
  • Draft and negotiate real estate agreements, including RFPs, leases, and work letters.
  • Conduct thorough due diligence, site assessments, and market research to inform decision-making.
  • Prepare comprehensive project schedules, financial analyses, and documentation for executive review.
  • Secure project approvals by collaborating with user groups and managing resources effectively to meet project timelines and specifications.
  • Review and validate annual operating expenses and tax estimates for select properties, ensuring compliance with lease agreements.
  • Manage multiple projects across various property types in both Asia Pacific and select U.S. markets.
  • Perform additional duties as assigned, including strategic reviews and cost-saving initiatives.
  • Collaborate with cross-functional internal teams to achieve project goals.
  • Be available for travel, including international assignments, up to 25% of the time.
Qualifications

The ideal candidate will possess:
  • A degree in a relevant field such as business, real estate, engineering, or law.
  • A minimum of 7 years of professional experience, with at least 5 years in corporate or commercial real estate, particularly in lease negotiations across Asia Pacific and the Americas.
  • A strong background in negotiating real estate transactions within the Asia Pacific region, with established relationships with service providers.
  • A comprehensive understanding of the legal and financial aspects of real estate transactions.
  • Exceptional communication skills, both written and verbal.
  • Advanced proficiency in analytical tools and Microsoft Office Suite.
  • Familiarity with real estate database applications is preferred.
  • Proficiency in a foreign language is advantageous.
  • Knowledge of accounting principles related to real estate is a plus.
  • Eligibility to work in the USA without restrictions.
