The Corporate Real Estate division is tasked with overseeing the global real estate assets of Sony Corporation of America and its subsidiaries. Position Summary
We are seeking a Senior Manager of Real Estate to contribute to an enterprise-level domestic and international real estate strategy and transaction team. Reporting to the VP of Corporate Real Estate, this role will be based in Culver City, CA. The Senior Manager will oversee all facets of real estate transactions, including acquisition, disposition, leasing, and licensing across the Asia Pacific region and select western U.S. markets for Sony's subsidiaries. Additionally, this position will manage cost containment initiatives involving operating expense reviews and property tax audits through third-party consultants, ensuring projects meet established timelines and budgetary targets.
This role will entail leading strategic property assessments, consolidations, and corporate real estate transactions across various property types, including office, industrial, and specialty projects. The successful candidate will identify and implement real estate solutions that align with business strategies while optimizing costs. A proactive and engaged approach is essential to support ongoing departmental projects and processes.
Work Schedule
This position operates on a Hybrid schedule, requiring three days per week in the Culver City office.
Key Responsibilities
- Serve as a subject matter expert, assisting business units in managing Asia Pacific real estate portfolios and developing strategies that align with business objectives.
- Identify opportunities for consolidation and co-location, leveraging market trends to reduce overall occupancy costs.
- Evaluate and negotiate consultant proposals for project services, ensuring quality performance within budget constraints.
- Prepare and negotiate real estate agreements, including RFPs, leases, and work letters.
- Conduct pre-lease due diligence, site selection, and market analysis.
- Present alternative site options to senior management for evaluation.
- Develop project schedules, financial analyses, and documentation for senior management review.
- Coordinate necessary project approvals and manage resources to ensure project completion aligns with business needs and legal requirements.
- Review annual operating expenses and tax estimates for select U.S. properties to ensure compliance.
- Oversee CAM audits for select U.S. properties using third-party vendors.
- Manage multiple concurrent assignments across various markets in Asia Pacific and the U.S.
- Perform additional duties as assigned, including strategic property reviews and cost savings reports.
- Collaborate with internal teams across functions.
- Willingness to travel, including internationally, up to 25% of the time.
Qualifications
Ideal candidates will possess:
- A degree in business, real estate, engineering, or law, with advanced degrees preferred.
- A minimum of 7 years of relevant experience, including at least 5 years in corporate/commercial real estate and lease negotiations in Asia Pacific and the Americas.
- A strong background in negotiating real estate transactions across the Asia Pacific region, with established relationships with service providers.
- A comprehensive understanding of the legal and financial aspects of real estate transactions.
- Excellent written and verbal communication skills.
- Proficiency in analytical and reporting tools, including Microsoft Office Suite.
- Familiarity with real estate database applications, preferably CoStar Real Estate Manager.
- Foreign language skills are a plus.
- Knowledge of FASB, GAAP, and IFRS accounting standards for real estate is desirable.

The anticipated annual base salary for this position ranges from $160,000 to $170,000, exclusive of other compensation components. Actual salary will be determined based on various factors, including qualifications, experience, and location.
