The Corporate Real Estate division plays a pivotal role in overseeing the extensive real estate assets of Sony Corporation of America and its subsidiaries. This department is dedicated to strategic planning, transaction oversight, project execution, lease management, and facilities administration, all aimed at aligning with Sony's overarching business goals.

Position Summary

We are seeking a Senior Manager of Real Estate to join our comprehensive domestic and international real estate strategy and transaction team. Reporting directly to the VP of Corporate Real Estate, this role will be instrumental in managing all facets of real estate transactions, including acquisition, leasing, and property management across the Asia Pacific region and selected markets in the western United States. The Senior Manager will also oversee cost management initiatives related to operating expenses and property tax assessments.

This role requires leadership in strategic property evaluations, real estate consolidations, and project management across various property types, including office, industrial, and specialized facilities. The successful candidate will be proactive in identifying and implementing real estate solutions that align with business strategies while optimizing costs.

Key Responsibilities

  • Provide expert guidance to business units in managing real estate portfolios and developing strategies that align with business objectives.
  • Identify opportunities for consolidation and efficient use of space to reduce overall occupancy costs.
  • Evaluate and negotiate contracts with service providers to ensure high-quality performance within budget.
  • Prepare and negotiate real estate agreements, including leases and term sheets.
  • Conduct due diligence and market analysis for site selection.
  • Present alternative site options to senior management for consideration.
  • Prepare project timelines, financial analyses, and documentation for management review.
  • Ensure compliance with legal documents and project specifications throughout the execution phase.
  • Review operating expenses and tax estimates for select properties to ensure accuracy.
  • Manage audits of operating expenses using third-party vendors.
  • Handle multiple assignments across various markets effectively.
  • Collaborate with internal teams on various projects and reports.
  • Willingness to travel, including international trips, as required.

Qualifications

The ideal candidate will possess:

  • A degree in business, real estate, engineering, or law.
  • 7+ years of experience in corporate/commercial real estate, with at least 5 years focused on negotiating commercial leases.
  • A strong background in real estate transactions across the Asia Pacific region.
  • In-depth knowledge of the legal and financial aspects of real estate transactions.
  • Excellent communication skills, both written and verbal.
  • Proficiency in analytical tools and Microsoft Office Suite.
  • Familiarity with real estate database applications.
  • Preferred foreign language skills.
  • Understanding of accounting principles related to real estate.
  • Eligibility to work unrestricted in the USA.
