Department Overview

The Corporate Real Estate division is tasked with overseeing the global real estate assets of Sony Corporation of America and its subsidiaries. This department is pivotal in strategic planning, transaction oversight, project management, lease administration, and facilities management, all aimed at aligning real estate initiatives with corporate objectives.

Position Summary

The Senior Manager of Real Estate will be an integral part of a comprehensive domestic and international real estate strategy and transaction team. Reporting directly to the VP of Corporate Real Estate, this role will be instrumental in planning, managing, and executing all facets of real estate transactions, including acquisitions, dispositions, leasing, and licensing across the Asia Pacific region and select U.S. markets. The successful candidate will also oversee cost management projects, ensuring efficiency in operating expenses and property tax assessments.

This leadership role will involve strategic property evaluations, real estate consolidations, and project management across various property types, including office, industrial, and specialized facilities. The Senior Manager will be responsible for identifying innovative real estate solutions that support business strategies while optimizing costs. A proactive approach and commitment to departmental projects are essential for success in this role.

Key Responsibilities

  • Provide expertise to business units in managing Asia Pacific real estate portfolios and developing strategies that align with business objectives.
  • Identify opportunities for space consolidation and utilization, leveraging market trends to reduce occupancy costs.
  • Evaluate and negotiate contracts with service providers, ensuring quality and budget compliance.
  • Prepare and negotiate various real estate agreements, including RFPs, leases, and work letters.
  • Conduct due diligence, site selection, and market analysis prior to leasing.
  • Present alternative site options to senior management for consideration.
  • Prepare project timelines, financial analyses, and documentation for management review.
  • Secure necessary approvals from senior management and manage resources to ensure project completion meets legal, schedule, and budgetary requirements.
  • Review annual operating expenses and tax estimates for select properties to ensure compliance.
  • Manage audits of operating expenses using third-party vendors.
  • Handle multiple concurrent assignments across various markets efficiently.
  • Perform additional duties as assigned, including reporting and strategic reviews.
  • Collaborate with internal teams across functions.
  • Willingness to travel, including international travel, as required.

Qualifications

Ideal candidates will possess:

  • A degree in business, real estate, engineering, or law.
  • 7+ years of relevant experience, including a minimum of 5 years in corporate real estate and lease negotiations in Asia Pacific and the Americas.
  • A strong background in negotiating real estate transactions in the Asia Pacific region, with established relationships with service providers.
  • A comprehensive understanding of the legal and financial aspects of real estate transactions.
  • Excellent communication skills, both written and verbal.
  • Proficiency in analytical tools and software, including Microsoft Office Suite.
  • Familiarity with real estate database applications is preferred.
  • Foreign language skills are a plus.
  • Knowledge of accounting standards related to real estate is desirable.

The anticipated annual base salary for this position ranges from $160,000 to $170,000, not including additional compensation or benefits. Actual salary offers will depend on various factors, including qualifications, experience, and skills.
