Job Summary

The Operations Manager is a key leadership position responsible for overseeing the overall supervision and management of the Facilities department. This role requires a strong focus on ensuring the safe and efficient operation of base building systems and equipment, as well as the upkeep of grounds, infrastructure, and HVAC systems.

Key Responsibilities
  • Develop and implement site safety plans, training programs, and operational standards and guidelines for staff.
  • Conduct regular site inspections to maintain client and ABM standards, and perform quality assurance checks on team and vendor work.
  • Provide technical advice, encouragement, and instruction to subordinates in areas such as electric systems, mechanical systems, plumbing systems, and safety procedures.
  • Formulate, recommend, and implement policies and procedures to improve the overall operation of the facility.
  • Assist the owner in developing the annual operating and capital budget, and ensure that all facility-related expenditures stay within budget.
  • Communicate ABM and owner policies and procedures, discuss job and employee concerns with supervisors and employees, and solicit feedback from staff on ways to improve operations.
Requirements
  • 5+ years of progressive operations experience, preferably in a similar facility.
  • Strong employee relations skills, coaching skills, and training skills.
  • Relevant state/local license for stationary engineers and/or HVAC, and universal level refrigerant recovery license.
  • BOMA accredited courses desirable.
  • Strong oral and written communication skills, and ability to work with MS Word, Excel, and Outlook.
  • Computer skills and building automation systems experience required.
  • Certification meeting OSHA ACM awareness training requirements as required.
  • Working knowledge of energy conservation required, formal training preferred.
